"No 14 is a fantastic home, being 3 minutes to the tube and then 20 minutes into central London means we can take advantage of everything the city has to offer. Bus routes go in every direction and there are also 4 rail stations in Walthamstow so getting into or out of London on public transport is easy. Epping Forest is a 15 minute bike ride away and you can walk for miles from the top of Forest Road. Locally, the Walthamstow Wetlands, which are a 10 minute walk away, are a favourite walking and relaxing destination and watching chicks growing from spring through summer is a joy. We can also cycle through the Wetlands and Hackney Marshes to the Olympic Park to enjoy events or just a relaxing bike ride with a coffee and cake. The Blackhorse Beer Mile is 10 minutes walk and includes a number of new craft breweries and tap rooms. There is even a Walthamstow winery. These places have events and music from time to time. Lloyds Park is also about 10-15 minutes walk away and is always full of active people. It includes the William Morris Gallery and, on Saturdays, a lovely market. There is always something happening in Walthamstow, whether it's a family event in Fellowship Square, Walthamstow Pride, comedy clubs, outdoor cinema, cycling classes, or skills and training opportunities. It is a very vibrant, active community. Having a south facing garden means we can have breakfast, lunch and dinner outdoors if we want to. The neighbours, who have also lived on Clifton Avenue for many years, are very friendly, respectful and they are always on hand if needed to help with something. We often help each other with cat sitting, plant watering, shopping and keeping an eye out when someone is on holiday. Clifton Avenue is a quiet, tree-lined one way street so there are very few passing cars. The Big Creative College opposite means privacy from the front. I have loved living here and it is a very special home."

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
