A spacious three bedroom Victorian mid terrace with a cellar and private rear garden, all right in the beating heart of Walthamstow. You're on a leafy, one-way street just a two minute walk from the High Street and Mall here. Quite a find.

Walthamstow Central station is six minutes away on foot, for direct twenty minute runs to Oxford Circus via the Victoria line or Liverpool Street via the Overground. You can be strolling the streets of Soho in less than half an hour door-to-door.

IF YOU LIVED HERE...

You'll be pouring all your interior design ambitions into this brilliant blank canvas, with 1250 square feet to make your own. Your lounge takes up 190 square feet, home to leafy street views through a bay window, plus ornate ceiling moulding and blank fireplace ready to be reinstated to former glories. Next door and the potential's just as pronounced. Your 145 square foot dining room comes with a striking period fireplace and French doors opening out to the garden. Step out here and your outside space is forty feet in length, with a patio and wood chip area, ready and waiting for some turf or landscaping. Particularly private and bedecked with screening greenery, it's another space bursting with potential. Back inside and your kitchen comes with chessboard flooring, cream cabinets and a white backsplash, while downstairs your cellar's 130 square feet and great for storage or further development. Head up to the first floor now and your principal bedroom comes in at a huge 180 square feet with another lush green view framed by a bay window. Bedroom two's a generous double with a garden view, and your third sleeper's a versatile single. And the family bathroom comes clad in white tiles with a shower over the tub and a traditional white suite. Lastly, this abode comes chain free, for the all-important hassle free move. Less than five minutes walk away you'll find Hoe Street's The Terrace for buttery pastries, L'Hirondelle for a bespoke caffeine hit, Sodo Pizza for fluffy dough and East of Eden for yoga and reformer Pilates. Head south for the High Street, Mall and the longest street market in Europe, or east for the Empire Cinema and on to Walthamstow Village for a delectable, diverse range of wining and dining establishments. Or lush Lloyd Park is an eight minute stroll for the buzzing farmers' market on Saturdays.

WHAT ELSE?

- You have twenty nine schools rated 'Good' or better by Ofsted in a twenty minute walk. Five of these have 'Outstanding' status.
- There's a secure bike hanger right outside, so you're well set to enjoy the borough's Mini Holland scheme. The Quietway 2 (Q2) is an almost complete cycleway from Selbourne Road (around the corner) all the way to East Acton via central London.
- For live entertainment there's Ye Olde Rose & Crown Theatre Pub, popular with acts trying out their shows before heading to the Edinburgh Festival. Soon Soho Theatre will be opening a 1000 seat venue in our borough's Art Deco former cinema.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Cleveland Park Crescent, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
