1 Bedroom

1 Bath

This perfectly formed one-bedroom apartment enjoys a fantastic location in the heart of Leyton, moments from the buzz of Francis Road, but still in a residential spot, with plenty of greenery a short hop away.

Highlights on the inside include the bright reception room, separate dine-in kitchen, and utility cupboard, while on the outside you’ve got a lovely private garden.

Leytonstone tube is around 15 minutes away on foot, so nipping into the City or West End is easy peasy. Leyton Midland Road is only a 10 minute walk.

IF YOU LIVED HERE…

Set on the ground floor beyond that charming frontage, you’ll find 507 square foot of immaculate space. The reception has been beautifully designed, with bespoke carpentry, sublime decor, original flooring and a striking fireplace alcove, all bathed in light from the generously-sized bay windows, which are adorned with custom shutters. The bedroom is a solid double with more spotless decor and soft carpeting underfoot. Meanwhile, the dine-in kitchen hits the sweet spot between being characterful but also modern, with its metro brick tiles, sleek worktops and brass fittings. You’ve got another bay window here, again decked out with custom shutters. The bathroom is just as elegant, with more gorgeous tiling and traditional features. You’ve got an over-tub shower to keep bathing versatile. At the rear, you’ve got a brilliantly low maintenance garden, perfectly designed for you to fill with potted foliage. The mature trees visible at the rear bring a great sense of seclusion, too.

Just a few minutes beyond your front door, you’ll come across the part-pedestrianised Francis Road, which is now recognised across the capital as a hub thanks to its eclectic mix of eateries and stores, ranging from upmarket deli Yardarm and independent book shop Phlox, to top rated Korean Yaxx and independent store Dreamhouse records.

In the other direction, around the Leyton Midland Road arches, you’ve got some brilliant new choices, including the much lauded smokehouse Burnt (‘dreamy’ according to the Guardian), as well as Gravity Well Taproom. Further south, but a similar distance, you’ve got some great bars around the Grove Green Road, including the Filly Brook, Heathcote & Star and the Northcote Arms. You really are in the heart of the action here. Head south-west (or hop on the bus if you’re in a hurry) and you’ll find yourself in the iconic Olympic Park, and just beyond that, Westfield Stratford. Nearby there’s also East Bank, a unique collaboration between world-leading universities, arts and culture institutions, including Sadler’s Wells, BBC and V&A.

WHAT ELSE?
- Leytonstone tube station is around 15 minutes on foot to get you into central London via the Central Line. Or hop on to the Overground at Leyton Midland Road for the Gospel Oak to Barking line, a short 10 minute walk away.
-As mentioned, there are some excellent pubs and bars nearby, but the Northcote Arms is sure to be a favourite with its eclectic events calendar and great food and drink menu. Look out for the fortnightly Music Bingo night.
- Even if you’re not a follower of footballer, it’s worth checking out the nearby Leyton Orient, who encourage people of all ages to come along to take in the sights and sounds of a game.

a word from the owner.....

"I have really enjoyed living in this gorgeous flat with very kind neighbours. The garden at the rear is a lovely sun trap - as it's long it gets sun from the morning til late afternoon in the summer. Where it backs onto other terraces and with the mature trees it feels nice and chilled. In the winter the flat is super cosy. Being within the Mini Holland one way systems mean the roads are quiet, and you always find a parking spot outside the flat or if not then within a few houses down. Francis Road is just at the end of the street with wonderful Delis, cafes, florists, hairdressers, a book shop, record shop and more. There are two yoga studios nearby and many pubs and bars within 5-10mins walk, and with the Leyton Cricket Ground the whole area has a real village feel. There are various events on Francis Road throughout the year that also gives it that lovely community feel. For open spaces you have the nearby Epping Forest areas of Hollow Pond, Leyton Flats, Wanstead Flats and Wanstead Park which are great for walks and running, and perhaps you'd enjoy finishing up at the Hitchcock Hotel for a post walk lunch. I hope you enjoy living here as much as I have."

Our Local Guide:
Leyton

Claude Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Features + Perks

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
