With 805 sq ft of well-planned and beautifully presented living space—plus an already converted loft—this bright first-floor apartment offers both character and flexibility over two floors. Set within a handsome Victorian conversion, highlights include two generous bedrooms, a kitchen/diner, stripped wooden floors and charming period details throughout.

Right in the heart of Leyton’s undisputed independent shopping haven of Francis Road, a pleasant pedestrianised street, there’s a great selection of pubs and restaurants on your doorstep. You're just a 10-minute walk to Leyton Midland (Suffragette Line) and Leyton Underground Station (Central Line), just a 15-minute walk.

IF YOU LIVED HERE...

Tucked behind a well-kept walled front garden on a quiet residential street, this charming home offers a real sense of privacy from the moment you arrive.

Inside, a bright and welcoming reception room is bathed in natural light from two windows, including a lovely bay. An original cast-iron fireplace adds a striking focal point, while stripped wooden floorboards lend warmth and flow. With built-in alcove shelving and a cupboard, there’s plenty of space for books and personal touches.

The first double bedroom looks out over the side return and features calming cream, white, and salmon-toned walls, perfectly complementing the wooden flooring—creating a serene and practical place to unwind.

Next along is the bathroom: simple and timeless, with white tiling, a bath and overhead rain shower, integrated basin vanity, and elegant black fixtures. A skylight brightens the space, reflecting off the mirrored cabinet and vintage-style floor.

At the rear, the kitchen-diner is a real highlight. Shaker-style cabinets in sage green and tonal grey span two walls, neatly housing integrated appliances beneath dual skylights. A bay window and exposed brick wall bring texture and charm, while the wooden flooring ties it all together. There’s plenty of room for a dining table—perfect for entertaining or a relaxed meal at home.

Upstairs, the loft conversion stretches over the full floor. Soft carpeting, twin skylights, and double-glazed doors opening to a Juliet balcony frame views of the leafy garden. There’s a cosy nook ideal for a desk or dressing table, backed by more exposed brickwork, and useful eaves storage for seasonal items

Thoughtfully laid out and full of character, this is a beautifully finished home that’s ready to move into—offering both comfort and flexibility in a well-loved setting.

a word from the owner...

"Location, Neighbourhood, Recently refurbished, We adore this area, especially its proximity to Francis Road, and Leyton Orient FC :) The comunity is great, with so many friendly people on the streets and in the shops and pubs. The proximity to Hackney, Central London, and Epping Forrest make it easy to get in and out of London. The house is well insulated, thermally and acoustically, and we have done everything we can while working on it to ensure maximum light and ceiling heights. There is also just enough room to stand out on the julliete balcony, which is lovely as it gets the evening sun until late in spring and summer. Francis Road and the local area have so many good comunity events, from the new Saturday food market on Francis Road, to the jumble trail, a music festival, and much more. There are so many friendly people on the road too, and it's a safe, welcoming area."

Our Local Guide:
Leyton

Claude Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Features + Perks

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
