Lashings of love and care are evident throughout, from the bespoke glass of the front door to the wonderful low-maintenance garden, where you can relax in the shade of brand new garden sails. With an outdoor kitchen, running water and integrated lighting, you'll want to spend plenty of time in your own private haven. When you want to venture further afield, Wanstead Flats are a short stroll away.

You'll step through your stately front door and into your broad hallway, admire the open staircase, and find your welcoming lounge diner on the right. It's over 300 square foot of space, lit by a large bay window to the front. Soft neutral painted floorboards lie underfoot throughout, and a stove sits in the fireplace. The space opens into your breathtaking 230 square foot kitchen, with sleek Blossom Hill units lining one wall. There's also an integrated Neff cooker, gas hob and extractor hood.

Through a barn-style sliding door to the right there's a thirty square foot utility space, leading to your ground floor shower room, bright and boutique with marbled flooring underfoot and triple glazed roof light above. Head back into your beautifully bright kitchen and alumininum bifold doors open onto that expertly realised garden, with large decking areas complemented by bedding and integrated upcycled planters.

Back through the wonderful open plan living space to the hallway, you'll find the door to your cellar and the stairs to your three bedrooms. The first is to the left, overlooking the garden and offering sixty square foot of space, making it perfect as a study space, nursery or music room. The room follows the same pristine aesthetic as the rest of the property, with Farrow & Ball heritage paints used throughout.

Straight ahead is your second bedroom, 100 square foot with its own garden view. Your en suite bathroom is another restful white space with twin windows, plus vanity sink and a freestanding rolltop tub. Lastly there's your main bedroom, a soothing 190 square foot space. Bespoke shutters adorn the twin windows to the front, and neat wardrobes occupy two alcoves. A picture rail runs under the elegant cornicing.

It's a short seven minute stroll to Manor Park station, where regular trains will take you to Liverpool Street in just over fifteen minutes, and Crossrail is on the way too, for direct runs to the West End via Bond Street. Woodgrange Park for the Overground is even closer, four minutes away on foot. If you're driving you'll find you're handy for the North Circular, and if you drive electric there's a charging station moments from your door. Half a mile away is Manor Park itself, and the serene expanses of Wanstead Flats beyond.

- There's a choice of twelve schools rated 'Outstanding' within a mile of you, including Little Ilford School, Sheringham Primary and Forest Gate Community School.
- Your new local is The Golden Fleece, also recently refurbished to perfection, and with a beautiful beer garden perfect for summer evenings.
- You'll want to try the mouthwatering cinnamon buns at the Tromso Scandinavian cafe, just moments away.

Our Local Guide:
Manor Park

Clarence Road, Manor Park — Stow Brothers

Although it might sound like a Downton Abbey spin-off, in reality Manor Park is a dynamic hotspot for East London creatives, attracted by its independent scene, affordable prices and abundance of green space.

At its heart is the striking Grade II-listed Old Manor Park Library, which was built by philanthropist Andrew Carnegie in 1904 and recently transformed into studio spaces for artists and the local community. This thoughtful old-meets-news fusion is reflective of the area as a whole, with the lively centre giving way to charming property, historic buildings and laid-back parks.

The biggest development of recent years has been the Crossrail, with the Elizabeth line making a stop at Manor Park. But even before that juggernaut arrived in town, transport links have been excellent – Manor Park is only a short walk to three London Underground lines, meaning locals and visitors can nip into Central London in just 30 mins.

Transport links

It’s already only 13 minutes from Manor Park to Liverpool Street on the Overground, but when Crossrail launches it will be possible to travel to the West End in just 20 mins. East Ham on the District line and Hammersmith & City line is the nearest London Underground station.

Open green spaces

Manor Park isn’t just a name, it’s also an actual green space situated within Wanstead Flats at the southernmost tip of Epping Forest. Interesting fact; it’s rumoured to be the inspiration behind the Small Faces’ hit Itchycoo Park - the band’s frontman and guitarist Steve Marriot grew up locally.

Plenty of period property

Manor Park is proud of its streets of Victorian and Edwardian property, some of which overlook the Wanstead Flats. You should find a mix of refurbished and doer-uppers, as well as double bayed and compact terraces, making the area suitable for a range of budgets.
