As for the location, it’s situated in a fantastic spot, with the perks Leyton, Clapton and Walthamstow all within easy reach, as well as Jubilee Park just five minutes away on foot.

IF YOU LIVED HERE…

From the day you move in, you’ll love exploring your new area. Just 15 minutes away, you’ll find Leyton’s Francis Road, where you’ll be spoilt for choice when it comes to eateries or independent stores to browse. And five minutes in the other direction, you’ll reach the sprawling Jubilee Park (Waltham Forest’s largest park, no less), a hub for sport, play and relaxation.

Or head less than half a mile north to Lea Bridge Road, which has become an awesome new hot spot for independents, such as eco-refill store-cum-coffee shop Cups & Jars, Italian deli with a Japanese influence Pinch la Deli, eclectic event space/bar/pizzeria Patchworks and Italian ice cream shop Gelateria Romeo & Giulietta.

Back at home, you’ll long to admire the handsome frontage and beautiful hallway floor with original tiles, when you step back after time away. Your dual aspect double-reception room is a light-filled sanctuary, with fantastic original floorboards, custom shutters, a feature fireplace and bespoke carpentry, all complimenting the high ceilings and array of original features including the ceiling rose.

The spotless decor carries on through to the bright dine-in kitchen, which is a stylish affair with pristine cabinets, immaculate tiling and high-spec appliances. The patio doors open up to your sun trap patio, which will be a great spot for sipping a coffee and taking in the view of the spacious lawn on warmer days.

On the first floor, you’ve got three bedrooms, each with spotless decor, plus a family-sized bathroom, which has beautiful tiling and modern-style fittings. Up in the loft, you have a further two bedrooms, one with a pristine ensuite and one currently being used as a dressing room.

There is a bonus room in addition to the generously sized house, in the form of a large, damp proofed and lovingly decorated basement, with 2 windows for natural light - currently being put to use as a playroom/home cinema.

a word from the owner...

"We've loved living in this house! Our children have gone to the wonderful primary school a few minutes away and we've all made lots of good friends in the local area - with Patchworks being a hub for activities, drinks and meeting up. It's been brilliant having Jubilee Park and Hackney Marshes on our doorstep and being so close to Walthamstow Marshes, Epping Forest and Wanstead Flats. But our favourite thing here has been hosting family and friends for parties in the basement and barbecues in the garden. It's been a wonderful family home for us in a vibrant, creative part of London, which we've loved being part of."

Our Local Guide:
Leyton

Church Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
