A perfectly positioned two bedroom apartment bursting with potential, sat on the second and third floors of a low rise block in the heart of Walthamstow. Our lovely leafy enclave The Village sits just steps away at the end of your road.

You're handy for transport, too. Walthamstow Central station is just a five minute stroll around the corner for direct, twenty minute connections to the City and West End. The Mini Holland scheme makes getting around on two wheels a cinch, plus multiple bus routes run from Walthamstow Bus Station.

IF YOU LIVED HERE...

You'll have a wealth of space and light to make your own, more than 650 square feet in all . Your naturally bright lounge/diner comes in at a generous 220 square feet in its own right, plus the tri aspect interior balcony, encircled by leafy views. Whether turned to use as a snug or dining area, it's a lovely feature you'll want to optimise.

The second floor's completed by your eat-in kitchen, where a suite of white cabinets and vintage glass units could be upcycled, depending on your vision. Next, head up the stairs and on the third floor you'll find two generous bedrooms. The principal is a solid double with twin windows and built-in wardrobes, while bedroom two's almost as sizeable and also home to storage space. Lastly, the bathroom's skylit with a shower over the tub and a traditional white suite.

Outside and Orford Road, Walthamstow's historic former High Street and the pulse of Walthamstow Village, is a six minute stroll away. Here you can choose from the Queens Arms, hometipple, Eat 17 and The Kitchen, plus a plethora of other divine destinations. Hoe Street's even closer - just three minutes from your front door - for yet more dining and entertainment options. Finally if it's nature you're craving then our green gem of Lloyd Park is also within easy reach. Ideal for picnics, strolls and the Farmers' market on Saturday mornings.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable.  Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years."   KIM HEYWOOD E17 BRANCH MANAGER

Our Local Guide:
Walthamstow

Church Hill, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
