IF YOU LIVED HERE…

Set on the first floor, this well-arranged apartment opens into a welcoming hallway where warm-toned wood flooring and neutral walls set a calm, elegant tone. A built-in storage cupboard is neatly integrated, and each room flows effortlessly from this central area.

The reception is generously proportioned, filled with natural light from floor-to-ceiling glazed doors that lead onto a private, south-facing balcony. With leafy views and ample room to relax or entertain, the layout allows for distinct zones for dining and lounging, all while maintaining a clear connection to the adjacent kitchen. The semi open-plan design encourages easy interaction between the two spaces, with the kitchen featuring wraparound worktops, soft blue cabinetry, and a fresh, white-tiled backdrop.

Stepping outside, the balcony runs the full width of the living area and offers an ideal spot for morning coffee or evening unwinding. Frosted glass panels provide privacy, while the open aspect brings in daylight and a tranquil outlook.

Both bedrooms are accessed from the hallway, with the larger offering a restful atmosphere, full-height glazing, and space for freestanding furniture. The second is a comfortable double, featuring a wide window and soft finishes to enhance the sense of light and openness.

The bathroom continues the apartment’s calm, cohesive style with warm tiling and a full-length bath, while the understated design keeps the room feeling open and soothing. Altogether, this is a home with a natural sense of flow, light, and liveability.

This neighbourhood blends a strong sense of community with easy access to green spaces and independent favourites. The Stag & Lantern Micropub offers a warm, intimate setting with a well-curated rotation of craft beers, while The Royal Oak delivers classic pub charm with a relaxed, welcoming vibe. Just around the corner, Biba & Wren tempts with freshly brewed coffee and a refined, Scandi-inspired interior—ideal for slow mornings or quiet afternoons. a word from the owner...

"We’ve really loved living here and are looking to stay in the neighbourhood — which probably says a lot about how much we love the area. The flat is just a five-minute walk to the station, with local shops and amenities even closer. It's around 25 minutes door to door into the city, which has made commuting super convenient. Inside, it’s spacious and airy, with a modern layout that’s been great for both relaxing and entertaining. The design means it stays lovely and cool in the summer and warm in the winter — something that’s really helped to keep our energy bills low. One of the things we’ve enjoyed most is the view over Epping Forest — it’s stunning. There’s a balcony off the open-plan kitchen/diner/living area, which has been perfect for a morning coffee or an evening glass of wine. The bedroom also has a Juliette balcony that lets in loads of light and fresh air. There’s a designated parking space in the secure underground car park (included in the lease), along with a locked bike store, which has been really handy. We’ve felt really lucky to live in a spot that gives us so much green space and peace, while still being close to great places to eat and hang out in Walthamstow and Hackney. It’s a great balance, and we hope the next owners enjoy it as much as we have."

Our Local Guide:
Highams Park

Church Avenue, Highams Park — Stow Brothers

Not everyone in the capital has heard of Highams Park, and that’s only a good thing. Although it’s well connected to Central London on the Overground to Liverpool Street, it’s tucked out of sight enough to ensure that the picturesque woodland and coffee shops have a slightly exclusive feel. That’s not to say that the locals are a cliquey bunch though – far from it, they’ve been welcoming savvy families and individuals after a little more bang for their buck for years.

All the extra space offered up from Epping Forest and Highams Park itself might be the main draw, but newcomers stay for the perks; the silver-lining of the secret slowly getting out is a vibrant and buzzing community which has created a lively food and drink scene.
