A sleek yet substantial three bedroom semi detached home with outdoor storage and a landscaped private garden. You're nestled on a leafy street in the heart of Highams Park here, with all you need to delight and excite mere moments away.

A two minute stroll will bring you to Highams Park station, where the Overground will ferry you straight to Liverpool Street in twenty three minutes. Alternatively, Walthamstow Central is just two stops and five minutes away for a quick swap to the speedy Victoria line.

IF YOU LIVED HERE...

You'll be stretching out in over 1000 square feet of immaculately appointed space, with plenty more besides if you include your charming, low-maintenance front and back gardens. Inside, and the heart of your new home will be your twenty five foot long through lounge, artfully zoned by an archway. Natural light pours in through the bay - itself inset with Art Deco stained glass - and via a skywell to the rear, making this a beautifully bright space.

There are views over the garden from your dining area, too. Ideal for hosting, on-trend luxury wallpaper elevates the aesthetic while a flat panel tower radiator adds some contemporary style and makes this an inviting prospect all year round. Your skylit kitchen area's just as covetable with a gleaming smoke grey suite of cabinets, chef's oven and garden vista. Step through the doors here for your outside space - it's thirty five foot long and home to a pristine patio, length of low-maintenance Trulawn and your 110 square foot outdoor storage room.

Head back inside now, past the handy understairs WC, over the original parquet flooring and pad up the carpeted stairs to your first floor. Up here the principal bedroom's a huge 170 square feet and comes with another bay window and a wealth of fitted storage. Bedroom two's another generous double of 135 square foot, stone blue walls up to the picture rail perfectly complementing a clear treetop skyline. Bedroom three's a versatile single while, lastly, your dual aspect family bathroom's dressed to impress with a standalone tub, dedicated rainfall shower cubicle and floating sink.

Step outside and all the amenities of Highams Park are just a few steps away. Graze on healthy fare at Mood Lift Cafe, tuck into a mouthwatering Mediterranean feast at Breeze or sup a Ukrainian ale at mighty micropub The Stag & Lantern (a worthy contender for your new local). If you want to immerse yourself in greenery then you're in pole position for that, too. A five minute walk will bring you to Vincent Road Playground, with plenty to keep little ones entertained. Highams Park itself is just as close for the sparkling lake, breathtaking views and a wide open space to picnic and play.

WHAT ELSE?

- Local schools are plentiful and excellent, with thirteen primary/secondaries less than a mile away on foot, all rated 'Good' or better by Ofsted. The 'Outstanding' Oakhill and Selwyn Primary schools are both less than ten minutes away on foot.
- Film buffs will be happy to know that local landmark The Regal Cinema is due to reopen next year. Just a four minute walk away down Handsworth Avenue.
- With the loft space so far untapped you have the scope to develop this superlative property skywards (subject to the usual permissions), making this a fine investment as well as a home that can grow to accommodate your clan.

a word from the owner...

"Having grown up in and around Highams Park, and this house having been in the family for nearly 40 years – we feel very fortunate to have been here so long. And still very much love Highams Park and all it offers. As for Church Avenue, we’re not sure we could be in a better location – you turn right and you’re a 2 minute walk from the train station and main centre, with all the amenities needed. You turn left and you’re a 2 minute walk from the local primary and secondary schools…and just 5 minutes from the scenic forest/lake. There are only a small number of houses on Church avenue – making it a close, friendly road to live on…with the art-deco style houses drawing a lot of attention from passers by. We feel this has been a perfect family home to bring up our children. We have recently updated the kitchen and bathroom along with the garden - to make it great space to relax or play. What we love most about our house is the amount of natural light that flows throughout."

Our Local Guide:
Highams Park

Church Avenue, Highams Park — Stow Brothers

Not everyone in the capital has heard of Highams Park, and that’s only a good thing. Although it’s well connected to Central London on the Overground to Liverpool Street, it’s tucked out of sight enough to ensure that the picturesque woodland and coffee shops have a slightly exclusive feel. That’s not to say that the locals are a cliquey bunch though – far from it, they’ve been welcoming savvy families and individuals after a little more bang for their buck for years.

All the extra space offered up from Epping Forest and Highams Park itself might be the main draw, but newcomers stay for the perks; the silver-lining of the secret slowly getting out is a vibrant and buzzing community which has created a lively food and drink scene.
