2 Bedroom

1 Bath

A bright, characterful and colourful two bedroom apartment on the ground floor of a modest modern block on the borders of Lloyd Park. You also have a private and secluded garden with shed, plus a handy, powered and insulated home studio.

The multi-million-pound sports facilities of Waltham Forest Feel Good Centre are barely a minute away on foot, for an Olympic-sized pool, state-of-the-art gym, climbing wall, trampoline park and more.

You'll be enjoying the purpose-built arrangement, with plenty of dedicated storage in the welcoming hallway and your generous reception ahead and to the right. Coming in at around 200 square feet, with dark hardwood underfoot, an oversized bay window fills the space with natural light and a patio door leads out to your garden. Step out here for a lovely space sheltered by screening foliage and bursting with greenery.

Back inside, your kitchen's smartly decked out in mint green cabinets, with dark quartz style worktops, integrated double ovens and an eye-catching canary yellow statement wall. Your bathroom features its own striking splash of colour, designer suite and a shower over the L-shaped tub. Finally, both bedrooms are substantial doubles, pristinely finished in white and home to plentiful integrated storage.

As noted, you're right on the border of Lloyd Park here. Barely three minutes on foot, our borough's beloved green gem is home to landscaped gardens, open green spaces, cafes, courts and an outdoor gym. You'll also find a wide range of sports clubs and classes, a regular Saturday market and, of course, the famous William Morris Gallery. All in all, it's a life-changing spot to have on your doorstep.

- You're just a third of a mile on foot from Bell Corner, where you'll find a growing range of independent cafes, a handy confluence of bus routes and one of our finest gastropubs, The Bell.
- Your home studio totals more than fifty square feet. Timber panelled and double glazed, it's a great home office for that all important work/life balance.
- Walthamstow Central station is a twenty minute stroll or seven minute cycle. From here you have direct, twenty minute runs to both Liverpool Street and Oxford Circus.

a word from the owner....

"We have loved living in the flat for the past 4 years, it is a quiet block of only 6 flats and everyone is very friendly. The flat entrance is on Aveling Park Road and is set back off Chingford Road so is in a quiet pocket. We are lucky to have both Lloyd Park and the Feel Good Centre with swimming pool and gym both across the road and find the location provides easy access to Walthamstow Central, Wood Street and Blackhorse Road areas of the borough."

Our Local Guide:

Chingford Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
