2 Bedroom

A beautifully finished, two bedroom ground floor Warner apartment, immaculately appointed and bursting with vintage style throughout. You have a dedicated front door, private section of rear garden and Lloyd Park just five minutes away on foot.

The multi-million pound sports facilities of the Waltham Forest Feel Good Centre are just a third of a mile on foot, with Olympic swimming pool, state of the art gym, sauna, climbing wall, trampoline park and more.

You'll have 700 square feet of artfully arranged living space to stretch out in. Your first bedroom sits to the front, a bright, substantial double with original timber flooring flowing underfoot. Your sizeable reception is next, 140 square feet with pristine white walls and more of that vintage hardwood flooring.

Your bathroom features a free-standing, clawfoot tub below an oversized rainfall shower, all finished in pure white and shades of grey. There's also a vessel sink. Next door your kitchen has a handy dining nook, flanked by banks of seamless white cabinets topped with chunky white counters. Finally, bedroom two's another substantial double, with views over your garden.

Outside and, as noted, the open green spaces and landscaped gardens of Lloyd Park are just moments away, ideal for morning jogs, evening strolls or exercising furry friends. You'll also find cafes, courts, an outdoor gym and plenty of sports clubs and classes calling the park home. There's even a thriving Saturday farmer's market and, of course, the famous William Morris Gallery. All in all, a life changing spot to have on your doorstep.

- Your new local, The Dog & Duck, is just a minute down the road. A family friendly gastropub, here you can enjoy signature sourdough pizzas in the beer garden's beach huts.
- Accessed from your kitchen, your rear garden's a splendidly secluded mix of Trulawn and patio, with high brick walls, bespoke timber fencing and mature greenery.
- Hop on a choice of buses just across the road for a quick, ten minute ride to Walthamstow Central station. From here it's just twenty minutes direct to Liverpool Street and Oxford Circus.

a word from the owner...

"We have absolutely loved living in this property. We moved in when we were expecting our first son, with our second son arriving not long after. This property has been the most wonderful family home for the past six years. Our family has enjoyed the spacious layout of this warner property. We love to host dinners with friends and family in our modern kitchen. Having landscaped the private garden, it has become a total haven for our young family on hot summer days. The location means that you are only ever a few seconds away from a choice of local shops, easy transport into town, and a stone's throw away from The Dog & Duck - a brilliant, family-friendly pub. We will be sad to leave this lovely family home, and all our brilliant neighbours. We hope this home brings another family the same joy."

Our Local Guide:

Chingford Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
