"We have had 7 very happy years living here, we moved here from Hackney when I was 7 months pregnant with our son and we had our daughter in 2019. We have loved the light and the space and the incredible garden. I looked at a lot of Warner flats when we were looking for somewhere to buy and this one is a lot bigger than most as its at the end of a wedge shaped terrace, so there is considerably more space in each room than in most Warner flats. I love the huge bathroom which we refitted with the claw top bath. The fact that the flat is set back from the road with a large front garden gives us a buffer from Chingford Road and the front rooms of the flat are very quiet due to the double glazing. I planted the trees and all the borders in the garden when we moved in and have taken so much pleasure in watching them grow and the garden develop. The garden office has been an incredible space for me to grow my own business. We love the easy access to Lloyd park along the quieter backstreets, and our children are thriving at Hillyfield in the Park primary school and the nursery there, We love Walthamstow for its variety of cafes, restaurants, green spaces and for the creative, interesting and friendly people who live here."

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
