Deceptively large two bedroom ex Warner apartment set on the ground floor of an attractive end terrace. These enduringly popular homes have many coveted features, including a private front door, exceptionally large shared garden and spacious rooms. You're enviably located, just a few minutes from Walthamstow’s green gem Lloyd Park. These open fields and landscaped gardens are home to cafes, courts and all manner of sports clubs and classes, from Boot Camp to Yoga Me Happy. There's also a Saturday market, great for everything from fresh produce to craft beers, and of course the William Morris Gallery, dedicated to one of Walthamstow's most creative sons. Back to your new home, you will love the stylish decor as well as the fabulous garden studio, perfect for working from home.

The end of terrace position of the apartment creates an amazingly large garden, shared with your upstairs neighbours. As mentioned you even have a garden studio, offering a space away from the main living accommodation - you could use this as a home office, play room or just enjoy the extra 118 square feet of living space. You also have a large front garden, setting the house back from the road for added privacy. Inside, your two bedrooms are the first rooms you see when you first enter. Both are generous doubles, the bedroom to the front spans the width of the property and has two windows to ensure a light and airy ambience. You will love the stylish bathroom, with metro tiling to one wall you have a freestanding bath and exposed floorboards run in here and throughout the rest of the apartment. The kitchen is expertly appointed, with more of those metro tiles and chic grey floor and wall units. You are going to enjoy spending many enjoyable hours in the reception room that sits to the rear of the property; enjoying glorious views of that large leafy garden, this room is as bright and breezy as the rest of the apartment.

You’re perfectly placed here to explore, with some of Walthamstow’s best attractions within walking distance. Aside from Lloyd Park you’re a little over 10 minutes walk from the recently developed Fellowship Square, which hosts a thriving programme of events all year round; from winter markets to celebrations honouring the rich mix of cultures within the Borough this space really comes to life in the summer when the fountains are on. If you need to commute you've got plenty of bus routes to choose from, hop on the 97,357,34 or 215 and you can be at Walthamstow central in around ten minutes. From here it's just twenty minutes direct to Oxford Circus and Liverpool Street.

- Take a wander down Hoe St, stopping off at Ye Old Rose and Crown, a theatre pub that hosts regular comedy nights from some of the best talent on the comedy scene.
- We recommend heading to local favourite Buhler & Co, sure to be your new local for grabbing a coffee and freshly baked cinnamon bun, they also have an extensive vegan and vegetarian brunch menu.
- If getting or staying fit is on the agenda, you’ll be pleased to know that the Waltham Forest Feel Good Centre is a very short stroll (so you won’t get much exercise getting there), where you’ll find a gym with a 400m running track and 25m fitness pool with separate diving pit and teaching pool.

a word from the owners...

"We have had 7 very happy years living here, we moved here from Hackney when I was 7 months pregnant with our son and we had our daughter in 2019. We have loved the light and the space and the incredible garden. I looked at a lot of Warner flats when we were looking for somewhere to buy and this one is a lot bigger than most as its at the end of a wedge shaped terrace, so there is considerably more space in each room than in most Warner flats. I love the huge bathroom which we refitted with the claw top bath. The fact that the flat is set back from the road with a large front garden gives us a buffer from Chingford Road and the front rooms of the flat are very quiet due to the double glazing. I planted the trees and all the borders in the garden when we moved in and have taken so much pleasure in watching them grow and the garden develop. The garden office has been an incredible space for me to grow my own business. We love the easy access to Lloyd park along the quieter backstreets, and our children are thriving at Hillyfield in the Park primary school and the nursery there, We love Walthamstow for its variety of cafes, restaurants, green spaces and for the creative, interesting and friendly people who live here."

Our Local Guide:

Chingford Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
