"We have absolutely loved living at no. 50 and it will always be special to us - we both grew up and went to school locally; it was our first home; and we have since got married and had our daughter, so there are memories we will treasure forever. In our time here we have enjoyed lovingly making modern improvements, whilst respecting its Victorian heritage and charm. Living a stone's throw from the gem that is the Highams Park and the Lake itself has been a real luxury, and with Epping Forest on the doorstep, as well as a really useful high street moments away, it really is the perfect location. We love popping to Lemon Seed for a coffee and pastry, Mojo's for one of their amazing desserts, a delicious takeout from Mezze or a meal in our absolute favourite, the Bel Sit Pizzeria. There are some great running, walking and cycling routes locally, and on a summers day you can watch cricket on the green! We will be very sad to leave; there is a real sense of community spirit, with neighbours looking out for each other, stopping to chat, taking in parcels and generally being helpful and friendly. We hope that whoever comes next will enjoy living at no. 50 as much as we have."

In case you hadn’t already picked up on the clues in the name, Woodford Green is a charming sanctuary of leafy loveliness within a short hop of Central London. Yes, you read that right – duck ponds, cricket greens and quaint pubs… all just 30-ish minutes from Oxford Circus. No wonder savvy families have been making the area home for a while now – the area’s excellent schools are just the icing on the cake.

Thanks to its close proximity to Epping Forest, visitors head to Woodford Green for scenic walks, and then refuel at one of the area’s cosy traditional pubs such as the Travellers Friend or The Cricketers. There’s also a lively food scene, but just low key enough to ensure the neighbourhood has a close-knit, villagey vibe.
