A delectably appointed two double bedroom Victorian mid terrace in Woodford Green with a dual aspect through lounge and east-facing landscaped garden. Here you have the natural retreats of Epping Forest and Highams Park mere moments away.

Woodford Green is also close at hand, for all your day-to-day amenities plus a charming village feel. In further reach, clustered around Woodford Station, sit plenty of cafes, bars and restaurants.

You'll be dining and reclining in your dual aspect, twenty three foot deep open plan living space. The dining area's home to stately emerald green walls contrasting with the vintage fireplace and bare brick chimney to fine effect. A half-shuttered bay window ushers in a wealth of west-facing natural light. Follow the honey-toned timber floorboards through to the lounge area for plenty of built-in storage and a garden view. Next up and your dual aspect kitchen's just as covetable - in here a gleaming suite of cream cabinets flank white metro tiled backsplashes and solid wooden worktops, plus a Belfast sink takes pride of place.

Step outside - past a handy WC - for your east-facing, twenty seven foot split-level rear garden. It's a sublime solace with a pergola over a fairy lit timber deck, and a raised lawn bursting with thriving beds. Back inside and on the first floor your principal bedroom comes in at a huge 170 square feet with twin windows, stone blue walls and luxury wallpaper, while bedroom two's a solid 100 square foot double with a cosy carpet and garden view. Lastly, the family bathroom's brimming with boutique chic - glazed tiles in a New York Pink palette run from floor to chest height, you've a standalone tub and walk-in rainfall shower.

Outside, and despite your rural, leafy locale you're in easy reach of the City. Woodford tube station is thirteen minutes' walk and will get you directly to Liverpool Street in just twenty. Heading to the West End? Tottenham Court Road is just nine minutes further direct. If you're staying local, the greenery of Highams Park is half a mile on foot, anytime you want to immerse in nature. Enjoy the views over the lake with a superfood salad and hazelnut mocha. You can even pick up some ice cream for your furry friend in this dog-friendly spot.

- You have thirteen nearby primary/secondary schools rated 'Good' or better by Ofsted, five of these with 'Outstanding' status. For early years there's Monkey Puzzle, Elderberries, Adventure Babies and Barracudas Activity Day Camps.
- With your loft space so far unexplored, you could follow your neighbours' lead and add a whole new storey (subject to the usual permissions) making this a home that will serve your family's needs for years to come.
- Date night? Head to Pizzaria Bel Sit, just four minutes' walk on Woodford High Road. First opened in 1981 by Mario and Gina's grandparents, this family restaurant's gloriously authentic. Try the Linguini al Granchio filled with white crab meat, meat, garlic and chilli.

a word from the owners...

"We have absolutely loved living at no. 50 and it will always be special to us - we both grew up and went to school locally; it was our first home; and we have since got married and had our daughter, so there are memories we will treasure forever. In our time here we have enjoyed lovingly making modern improvements, whilst respecting its Victorian heritage and charm. Living a stone's throw from the gem that is the Highams Park and the Lake itself has been a real luxury, and with Epping Forest on the doorstep, as well as a really useful high street moments away, it really is the perfect location. We love popping to Lemon Seed for a coffee and pastry, Mojo's for one of their amazing desserts, a delicious takeout from Mezze or a meal in our absolute favourite, the Bel Sit Pizzeria. There are some great running, walking and cycling routes locally, and on a summers day you can watch cricket on the green! We will be very sad to leave; there is a real sense of community spirit, with neighbours looking out for each other, stopping to chat, taking in parcels and generally being helpful and friendly. We hope that whoever comes next will enjoy living at no. 50 as much as we have."
