This smartly laid-out two-double-bedroom maisonette is set in a peaceful location within easy access to both Chingford and Highams Park, as well as the glorious woodlands of Epping Forest.

Coming in at 725 square foot - with the potential to extend things further, it offers a huge rear garden with side access, while inside you’ll find an open plan reception/kitchen with separate utility area, as well as ample storage, period features and smart decor.

IF YOU LIVED HERE…

You’ll love the balanced design of your classically Victorian home. Every inch has been smartly optimised, and there’s even the potential to extend, which could be a fantastic opportunity for you to weave in your own creative plans.

The two bedrooms are both doubles, with neat decor and plenty of natural light. The bathroom has been smartly designed, with uniform large format tiles and a walk-in shower.

At the rear you’ll find your spacious kitchen/reception room, where you’ll love the considered touches, such as the central island with retractable breakfast bar. The traditional style is balanced well with contemporary updates, such as the smart units and integrated appliances. The utility area will be a brilliant convenience, too. You’ll love being able to sit out on the patio, where you can admired the rest of your south-facing garden. It’s 120 foot, so there’s a brilliant amount of space to play with.

As for beyond, you’ve also got the vast woodlands of Epping Forest nearby, while Chingford station is 1.2 miles away, where you can whizz into Liverpool Street on the Overground in half an hour (one of the reasons this area is so popular). Chingford itself has a thriving food and drink scene. You’ll find brilliantly authentic Thai food at the Rusty Bike pub, or head upstairs there for Sushi Monster, a restaurant where fresh Japanese food is served on miniature trains - a delight for all ages. Wilsons fish and chips, which has been keeping customer happy for almost a hundred years, is another great option.

You’re also mere metres from Ridgeway Park, home to the Chingford & District Model Engineering Club, where members of the public can ride on the model railway on Sundays.

WHAT ELSE?

- Parents will be pleased to know that there are some fantastic primary and secondary schools in the area - one of the reasons why Chingford is so popular with young families.

- Drivers can be on the M25 or North Circular in around 10 minutes.

- How about making your new local the Larkshall? This grand pub partially dates back to the 16th Century, making it one of the oldest in the area. It’s 1.1 miles away.

a word from the owner...

“Welcome to our beloved home! We’ve truly enjoyed living here, especially because of the beautiful south-facing garden, which has been perfect for relaxing in the sunshine and hosting gatherings with friends and family. Another aspect we’ve loved is the convenience of having Station Road’s vibrant coffee shops and restaurants just a short walk away. Whether we’re grabbing a quick coffee in the morning or dining out in the evening. We hope the next owners will enjoy this special place just as much as we have!”

Our Local Guide:
Chingford

Chingford Avenue, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
