This first floor three bedroom Warner Estate maisonette is located on a quiet, tree-lined street that’s conveniently close to Blackhorse Road, St James Street and central Walthamstow. With 700 square feet of floor space and a private section of the rear garden there’s plenty of room inside and out.

IF YOU LIVED HERE…

You’d appreciate the benefits of living in Warner Estate apartment. Built around 1900 to a high standard by the Warner Company, the apartments are characterised by generous period proportions including high ceiling and large windows, and well-designed layouts.

Entering through your own private street door and stairs, you arrive in a long hallway. This has doors to the main living room, separate kitchen and three bedrooms. The living room is at the front of the property and has great natural light from large south-facing triple sash windows. There’s lots of space for a large sofa and no need to fit in a dining area, as the separate kitchen is spacious with ample space for extensive cabinets, freestanding appliances, and a dining table. It’s a lovely light space with a large window above the sink.

Beyond the kitchen/diner there’s a back lobby which provides access to the bathroom and to stairs that lead down to the garden. It also has a handy built-in cupboard. The bathroom is bright and fresh, with a contemporary suite that includes a bath with an overhead shower and a large, obscured glass window. The garden is a delightful space with a paved terrace that wraps around the house, a central lawn and raised, planted borders.

The main bedroom is centrally located and has a window with garden views. There’s plenty of space for a large double bed and bedroom furniture in addition to the two full height bespoke built-in cupboards. The second bedroom is also a double, and the third bedroom is an ideal child/guest room or workspace. Both rooms have large sash windows.

The property is in excellent condition throughout, with mainly white décor and neutral carpet in the living room and bedrooms. This is a well-maintained property that’s all ready to move into.

-Transport links are excellent with two stations within seven minutes. Blackhorse Road tube/ overground station has 13 minute journeys to King’s Cross and 17 minute journeys to the West End, and St James Street station has 16 overground minute journeys to Liverpool Street in the City.

You’re also close to the many independent shops, cafes and bars in the St James area and the micro-breweries, taprooms, and street food stalls of the Blackhorse Beer Mile.

a word from the owners....

"We love this flat. It has that special combination of being both peaceful and located between the best bits that Walthamstow has to offer, with the high street and Walthamstow Village to one side and big green open spaces of the Lee Valley to the other. There’s some lovely local parks with Stoneydown and St James nearby. Not to mention some amazing craft beer breweries and independent cafes! We will especially miss our lazy strolls to Walthamstow Marshes followed by coffee and cake in the sunshine at Springfield Park. We have been really happy in this flat and are sure that whoever lives here next will be too."

Our Local Guide:
Walthamstow

Chewton Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
