A superbly substantial, four bedroom family home, arranged across three storeys with a huge through lounge and striking penthouse suite. Your location is just as impressive, with both Walthamstow Village and Wood Street within easy reach.

All 1350 square feet of living space is brimming with original features, vintage style and period character. And there are plenty of sleek contemporary designer details too.

IF YOU LIVED HERE...

You'll be stretching out in your immaculate and generous, twenty four foot deep through lounge, all bright and airy thanks to that large bay window, rear patio doors and the high ceilings of the period. Loveable original details include a perfectly preserved ceiling rose and a striking ebony hearth and mantel. Head to the rear and blonde engineered hardwood gives way to dark slate tiling as you step into the kitchen/diner.

There's a full 175 square feet of space here, with twin flanks of white cabinets and timber worktops leading to the bright, generous dining area. You have more patio doors at the end here, ushering in still more natural light and offering a second access point to your enviable rear garden. Out here there's a lush and lengthy lawn, accompanied by colourful foliage and all nicely secluded by screening greenery.

Upstairs now, where your first three bedrooms are all solid doubles ranging from ninety to 180 square feet, with artfully restored original floorboards underfoot in the substantial principal sleeper, and floods of natural light throughout. The smartly finished family bathroom completes the storey, while upstairs your skylit, twenty eight foot deep penthouse suite features a gorgeous en suite shower room, subtly separated by glass bricks. Complete with floor to ceiling window overlooking the garden, it's a wonderful finale.

Among the many, many highlights on your doorstep is the open nature of Epping Forest and Hollow Ponds, just five minutes around the corner. Here you can wander the woodlands or hire row boats. It's the best way we know to escape city life. On the other hand, our sought after enclave of Walthamstow Village is jut ten minutes in the other direction, for a great range of independent bars, restaurants and gastropubs.

WHAT ELSE?

- You're spoilt for choice when it comes to a new local, but be sure to explore The Castle, a classic village gastropub with cosy decor and a delicious menu. Just ten minutes from your front door.
- You have sixteen 'Outstanding' or 'Good' primary/secondary schools all less than a mile away on foot. The 'Outstanding' St Mary's C of E Primary School is just three minutes around the corner and the much loved Henry Maynard Primary a mere seven.
- Wood Street overground station is just under half a mile on foot, from here it's just twenty minutes direct to Liverpool Street. You can also ride one stop down for Walthamstow Central and the Victoria line, or walk there in just fifteen minutes.

a word from the owner...

"This house means a lot to us; we spent over ten years working our way from bottom to top, renovating, improving and fixing all its quirks, leaving its original features that give charm and character. The fittings and fixtures are carefully chosen, good quality, and will last. We landscaped the garden so it had a quiet and private country cottage kind of feel, and with a bit of TLC this can be brought back. Our immediate neighbours are kind and quiet, and the street has a good community and mix of people. We loved the mixture of nature - Epping Forest, Hollow Ponds, Wanstead flats - the energy of Walthamstow and Wood Street, and the access to central London, the City and Hampstead Heath via public transport."

Our Local Guide:
Walthamstow

Chestnut Avenue South, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
