You're sat on a peaceful residential street here, with the aforementioned charms of The Village on your doorstep as well as key amenities like Leyton Leisure Centre and the open green spaces of Abbotts Park both just moments away.

You'll be proudly welcoming friends and family into your huge through lounge. Totalling more than 150 square feet, dual aspect and with clear sightlines from front to back it's a wonderfully welcoming space. A blue statement wall runs down one side and elegantly stripped wood floors flow underfoot while an ornate marbled mantelpiece and cast iron hearth makes for a fine centrepiece.

Next door your kitchen's a proper culinary palace, with gorgeously glossy black metro tile splashbacks atop the smoky grey quartz effect worktops and complementary slate grey tiling underfoot. Fitted cabinets are light pine. Outside and your garden's an endlessly explorable treasure, with a vast expanse of lush lawn, thriving plants and mature greenery, plus a BBQ-patio, raised deck and handy shed, all secluded behind timber fencing.

Upstairs, your master bedroom's a colossal 175 square feet, with plush grey carpet underfoot and soft dove grey walls, all brightly lit by the twin window set. Bedroom two next door is a generous single, seventy five square feet and ideal for a child or home office, while your rear bedroom is another substantial double. Your bathroom dazzles with sparkling floor to ceiling tile work and a shower over the tub.

- As noted you're within easy reach of Walthamstow Village. These peaceful streets and award winning range of independent bars, restaurants and gastropubs are around a ten minute walk. Be sure to try the fine vintages at Parish Wines.
- Leyton Midland Road station is less than a half mile on foot, for the Gospel Oak to Barking line.
- Parents will be pleased to learn you have twenty four primary/secondary schools less than a half mile away on foot. All are rated 'Good' or better by Ofsted and the 'Outstanding' Barclay Primary is just six minutes walk.

a word from the owners.....

"We moved in here as a couple and have thoroughly enjoyed the quick access to Walthamstow Village with all the shops and bars, just 10 mins walk. We have also loved how close we are to Leytonstone, Leyton / Francis Road, with even more bars, restaurants and shops. The area just keeps on getting better with new things opening up all the time, including the new Restaurant Bamboo-Mat, a Peruvian-Japanese Fusion restaurant by Leyton Midland overground that is a big hit in the area! There's also a brilliant new cafe opened up called Bromley's, which does a tasty posh brekkie and a great coffee. If you're on instagram there's some great accounts to follow to keep up with all the new things opening - @Leytonloves is a great one! This house soon became a very happy family home, one we'll be sad to leave as it holds such lovely memories. Epping Forest is on the doorstep, which has allowed us to feel like we have great access to green space and nature, whilst still being in London. One of the best things about this area is that you're so well connected by transport links. There's a hub of buses at the bottom of the road and it's walking distance to Walthamstow tube for theVictoria line and overground, as well as Leyton Midland overground. Leyton and Leytonstone are close for the central line and it's not far to Stratford, with the Olympic Park and Westfield. We even have quick access to Clapton, all of which have also been socially great!"

Our Local Guide:

Cheltenham Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With Leyton Technical, The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
