2 Bedroom

2 Bath

An elegantly developed, two bedroom family Victorian terrace with a large rear garden. You're right next to Thomas Gamuel Park, with Walthamstow Central station just fifteen minutes away.

Your rear garden deserves an immediate special mention. An expert blend of patio and Trulawn, flanked by lush thriving foliage and home to a handy shed.

IF YOU LIVED HERE...

Step inside and explore for your 275 square foot through lounge, with the high ceilings of the period and a soft mint green colour scheme up to the cornicing. Artfully restored vintage timber floorboards flow underfoot and classic bistro shutters adorn the oversized bay window.

Your kitchen completes the ground floor, with banks of smoke grey cabinets facing each other over creamy floor tiling and marbled worktops. Pewter fixtures and a white letterbox splash back complete the effect. Upstairs and both your first floor bedrooms are stylish doubles, while your family bathroom is handily separated, with white tiling and shower cubicle. Finally your 140 square foot skylit 'loft room' features a wealth of storage and shower room.

Outside and, as noted, it's just fifteen minutes to Walthamstow Central on foot (or five by bike). From here you have regular, direct, twenty minute connections to Liverpool Street and Oxford Circus, putting both the City and West End within easy reach. If you're staying local then our beloved leafy enclave of Walthamstow Village is just as close, just fifteen minutes on foot for a wide range of independent wining and dining establishments.

WHAT ELSE?

- Parents will be pleased to find eight 'Outstanding' primary/secondary schools, all less than a mile away on foot.
- As noted, Thomas Gamuel Park is barely a minute around the corner, with playgrounds and greenery, and perfect for morning runs.
- With the Village at your fingertips you're spoilt for choice when it comes to new favourite date night spots, but be sure to give the Iberian atmosphere at Orford Road Tapas a try. There's a deli next door too, so you can bring the best back home with you.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Chelmsford Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
