IF YOU LIVED HERE...

You'll be delighted on a daily basis by the original, Arts & Crafts feature facade, sat behind a front garden well stocked with rhododendron and azaleas for curb appeal beyond compare. Expect admiring glances from passersby. Step into the hallway and you have a lovely timber staircase rising with ornate balustrade ahead and your working study with stained glass windows on the right.

Your front reception sits at the end of the hall, an impressive 230 square foot with imposing marbled hearth and mantel and blonde hardwood flowing underfoot, it's a superb spot for welcoming guests. Arguably however, the best is yet to come. Your rear lounge is over 180 square foot and features a timber paneled ceiling, a classic vintage hearth and double French doors opening out on to your lush and thriving rear garden.

Step out here for a truly breathtaking outdoor solace. As befitting your triple plot it's a vast, endlessly explorable affair, opening with a waterfall cascading into a double-layered pond surrounding an island of fern and fuchsia. The patio gives way to thriving foliage and a broad expanse of lush lawn, surrounded and secluded by screening greenery and with nothing on the horizon but mature trees. There's also a timber shed, hand-built by Norfolk woodman Philip Hall.

Back inside and the ground floor continues with your elegantly appointed, 200 square foot kitchen, where a wealth of pine cabinets surround a handy breakfast bar. Upstairs you have four double bedrooms, with the principal sleeper to the front totaling 190 square foot, with vintage timber floors, that gorgeous front balcony and en suite bathroom. Finally your family bathroom features a walk-in shower cubicle and sunken tub.

WHAT ELSE?

- There's a whole host of extra spaces throughout. The ground floor has a utility, WC/shower and boot room. Your second floor attic could easily be turned to use as a fifth bedroom, as well as plentiful storage. There's even a cellar.
- Nature's never far away here. The gorgeous green expanse of Epping Forest is barely two minutes from your front door, perfect for morning jogs or evening strolls. You're still well connected though, with South Woodford Central Line station barely fifteen minutes on foot.
- Parents will be pleased to discover six 'Outstanding' rated primary/secondary schools all within an easy twenty minute walk. A further ten are deemed 'Good' and just as handy.

a word from the expert...

"South Woodford was home for the first 25 years of my life. As I get older, I realise how lucky I am to have grown up here, an area with such fantastic schools, amenities and green space. George Lane is the main hub, where you’ll find the Central line station, as well as a great selection of supermarkets — M&S, Sainsburys, Waitrose and a Co-op. On top of this, is a fantastic choice of bars, pubs and restaurants, as well as an Odeon Cinema, library and gym. You really do have everything on your doorstep. Personal favourites for food include the Japanese restaurant Sakura, and the award-winning Indian Grand Trunk Road. South Woodford boasts a great stock of Victorian/ Edwardian family homes, as well as newer purpose-built blocks of flats and conversions, so attracts families and young professionals. It has great transport connections to the City and Canary Wharf, and with Epping Forest on your doorstep, it’s got the perfect balance of everything you need. My favourite local spots for walking are the Hollow Ponds, and the tucked away Elmhurst Gardens, with its two tennis courts. The nearby Woodford Dog Park is also a favourite, where both dog and owner meet up with their regular pals! All round, it’s a great place to call home." BEN CHARLETON E18 SENIOR ADVISOR

Our Local Guide:
South Woodford

Chelmsford Road, South Woodford — Stow Brothers

Beautiful property, great amenities, green space, a wonderful sense of community and excellent transport links, honestly, what’s not to love about South Woodford?

No wonder it’s become such a popular area for families looking to make their money go a little further. For a start, there’s a Marks and Spencer and Waitrose on the vibrant high street, as well as independent stores and eateries. It has incredibly easy access to the City and West End (18 mins to Liverpool St or 27 mins Oxford Circus on the Central line), and with Epping Forest a stone’s throw in the other direction, residents really do feel like they’ve got the best of both worlds.

No wonder it’s such a happy community. Luckily they’re a friendly, inclusive bunch too, pleased to welcome both new residents and visitors alike.
