This bright and immaculately decorated one-bedroom apartment is situated in part of Walthamstow that Time Out singled out as one of ’51 coolest neighbourhoods in the world’. But as well as the fantastic location near Blackhorse Road station, the newly-built property has plenty of other highlights, including a private balcony, open plan living space and striking views.

IF YOU LIVED HERE…

Thanks to those second floor views across London and sheer amount of natural-light, your 563 square foot apartment has a fantastic sense of proportion, so you’ll enjoy spreading out from the day you move in. If you work from home, you’ll appreciate that the generous kitchen/reception room has plenty of space for all aspects of modern living (the little nook by the balcony doors is a fantastic spot for a table/desk). If entertaining is on the agenda, you’ll enjoy utilising the kitchen area, which has smart cabinets, sleek worktops and contemporary fittings. The bedroom is just as immaculate with neutral decor and soft carpeting, while the bathroom is pristine, with contemporary fittings, such as the over-tub shower. The built-in storage in the hallway will be brilliantly convenient, but the private balcony will probably be your favourite perk during warmer months. In case you didn’t already know it, you’re in a great spot for exploring Walthamstow. As well as being a hub for creative businesses, there’s an abundance of green space; the wonderfully green Walthamstow Wetland is just a few minutes away on foot. In the other direction you’ll find the much-lauded veg-friendly SlowBurn, which was named one of the Guardian’s essential restaurants to ‘try right now’, so you’ll want to book. The bouldering studio Yonder is another venture that’s much-loved by the local community - and it’s practically on your doorstep. Even if you prefer to keep your feet on solid ground, it’s a great place to get a coffee or beer and people watch. If drinking is on the agenda, you’ll be delighted to discover that you’re perfectly placed for the Blackhorse Beer Mile, home some of East London's most exciting craft beer breweries, bars and street food, including Signature, Exale, Hackney, Wild Card and Big Penny Social. And if you need to escape further afield, it’s a five minute stroll to Blackhorse Road station, where the Victoria line will get you straight to Kings Cross in around quarter of an hour, or hop on the overground, which zips between Gospel Oak and Barking (great for day trips to Hampstead Heath or the Essex seaside). Buses are plentiful too.

WHAT ELSE?

- There’s much excitement about Soho Theatre Walthamstow, a 1000 seat performance space that will be home to world-class entertainment when it opens later this year - and it’s just 1.2 miles from your front door.
- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street and the convenient chains found in the 17&Central shopping centre, which has a fantastic food court operated by CRATE (think eclectic street food in a dynamic box park environment).
-If you’re keen to learn some extra skills, check out Gnome House and Blackhorse Workshop, two studios where you can sign-up for fantastic part-time courses run by genuine talent.

a word from the owner...

"This is a perfect first flat and I have absolutely loved living here. It is safe area and there is a real sense of community in the building. The flat is a spacious one bed with plenty of storage. The building is incredibly warm in the winter, which is a fantastic bonus with current energy prices. There are so many local amenities, the breweries, cafes, shops and gyms. There are great local walks along the wetlands too. The flat is in a great location with the Victoria Line and overground a few minutes walk. We are selling this flat due to a growing family, but it will be a sad sale. Whoever buys this flat will love it as equally"

Our Local Guide:
Walthamstow

Champness Close, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
