This two bedroom Victorian terraced house has been completely renovated to create a thoroughly modern home with large, flexible rooms suited to contemporary living, and tasteful décor throughout. It also has a studio at the end of the 40 ft garden that’s an ideal workspace.

Located between Lloyd Park and Blackhorse Road station, and just a short walk from the many shops and amenities of Blackhorse Road itself, the property is in a great location.

IF YOU LIVED HERE

You’d have lots of space to spread out, with two large living spaces downstairs, two double bedrooms upstairs, and a studio at the end of the garden that’s perfect as a workspace. All rooms are a good size, and the house gets lots of natural light thanks to its SW/NE orientation and large windows.

There are two main living spaces on the ground floor, a restful front living room, and an open-plan kitchen diner at the rear. The living room is full of character, combining stripped wood floors, cornicing, and panelled doors with deep blue painted walls, a bay window with shutters, and an ornate cast-iron fireplace with floating shelves in the alcoves at each side.

The open-plan kitchen/diner has a wall of fitted floor cupboards with open shelving above, and lots of space for a large dining table. Large bifold doors open onto the paved garden terrace, creating a lovely indoor/outdoor entertaining space. This is southwest facing, so get lots of sun. It has a retractable awning outside to provide shade and shelter.

The 40 ft garden is zoned into areas for work, rest, and play, with a 73 sq ft studio room at the end, a lawn with planted border in the middle, and a terrace adjacent to the rear of the house. The studio comprises a single room and an adjacent storage room. It has an electricity supply and full height sliding glazed doors that open onto a small covered deck. It’s lined with ply and is currently used as a workspace.

Upstairs there are two double bedrooms and a bathroom. The main front bedroom measures a generous 14’11” by 10’7” and has two large windows. It also has two doors to the landing. The rear bedroom has one window with garden views, The bathroom in between has striking complementary square white and hexagonal black tiling, a bath with an overhead shower screen, washbasin, WC, heated towel rail, and opening window. There’s lots of storage space in the property, including bespoke storage walls on the first floor landing and in the rear kitchen/dining room under the stairs.

a word from the owner...

"We've loved living here! A real community vibe. We've always gotten on really well with the neighbours either side of us and across the road (they are the best). You've got all the Breweries minutes away that always have so much on, for all the family, and the canal, wetlands, and marshes within walking distance... bike rides along the river are a fave. Both Lloyd Park and Stoneydown Park are also close by not to mention the amazing array of coffee shops, food stalls, markets, craft beer and organic wines. We've made lifelong friends here, and truly believe you will too."

Our Local Guide:
Walthamstow

Century Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
