A brick-fronted two double bedroom Victorian terrace bursting with potential, close to Blackhorse Lane. With twin receptions, a charming east-facing garden to the rear and cherry trees on your residential street, this is quite the find.

Nature's never far away either - both Lloyd Park and Walthamstow Wetlands are within a thirteen minute stroll or four minute cycle anytime you want to blow away the cobwebs. The landscaped gardens, babbling brooks, exercise classes and market of Lloyd Park are bound to be a hit.

IF YOU LIVED HERE…

You'll be realising all your reimagining and interior design ambitions in this ideally located home. First up is your 180 square foot lounge with a classic bay window and a covered fireplace in the chimney breast just waiting for reinstatement. Reception two comes in at a sizeable 155 square feet, and could be opened up to make a through lounge, artfully segmented by the staircase.

Continue through and your dual aspect kitchen might be in need of some modernisation but glorious green views make this a tempting prospect indeed. Step through the door here for a tranquil mix of low-maintenance patio, raised beds and mature foliage. Idyllic. Back inside and up the stairs you'll find two double bedrooms, the principal sleeper home to twin windows and the second to a pleasant leafy view. Lastly, the family bathroom's an ample size with a tub, and south-facing natural light pouring in.

Outside and Blackhorse Road station is seven minutes on foot, from here you can get directly to Oxford Circus in just nineteen minutes via the Victoria Line. Alternatively, St James Street station is a thirteen minute stroll for equally speedy runs to Liverpool Street via the Overground. Here you'll also find entrepreneurial hub CRATE St James and the High Street. Follow it up for the market, mall, Empire Cinema and passage to Hoe Street and the esoteric environs of The Village.

WHAT ELSE?

- There are twenty one primary/secondary schools in a one mile radius, all rated 'Good' or better by Ofsted. Four of these have 'Outstanding' status.
- With an untouched loft you have space to add a whole new storey, as your neighbours have done (subject to the usual permissions).
- You're a five minute amble from Blackhorse Lane for the Walthamstow Beer Mile, featuring a huge choice of East London's finest imbibing establishments. You'll soon have picked a favourite from Truman's Social Club, Pinter, Signature Brew, Exale and Hackney Brewery.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Century Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
