4 Bedroom

2 Bath

Located 10 minutes on foot from Walthamstow’s much celebrated Lloyd Park, this four-bedroom terrace home has been smartly arranged across three floors with plenty of highlights both inside and out… There’s a bright through-lounge, rear conservatory, two bathrooms and a WC, plus a secluded 50 foot south-west facing garden.

As well as great amenities and plenty of nature, E17 has a top class transport infrastructure - and both Walthamstow Central and Blackhorse Road are a similar distance for the Victoria line and choice of Overgrounds. There are plenty of bus routes too.

IF YOU LIVED HERE…

You’ll love the sense of space that this three-storey home provides. You’re set up incredibly well with the bright through-lounge, while the modern kitchen, WC and conservatory are perfectly placed. The latter could be used as anything from a dining area to play room. Whatever you choose, it’ll be a joy to open the patio doors in warmer months and spill out into the lovely large, south-west facing green rear garden, which is brilliantly secluded since it overlooks playing fields.

On the first floor you’ll find three good-sized bedrooms - one with in-built storage, and also a family bathroom. Your master is in the loft, complete with its own en-suite and plenty of eaves storage.

Although your own garden is brilliantly spacious, for more greenery, Lloyd Park can be found just a few moments away, bursting with perks including the two cafes (one of which is currently operated by the ever-popular Deeney’s), the charming William Morris Gallery, a skatepark, playground, tennis courts and dog enclosure. Just beyond, you’ll find a brilliant selection of cafes, including vegetarian cafe Buhler and store-cum-cafe-cum-gallery Wynwood Art District.

By Spring 2025 you’ll be able to enjoy the benefit of being 30 minutes from the much anticipated Soho Theatre Walthamstow. There are plenty of other highlights in the direct surrounding area too, from ramen bar Tonkotsu to the wonderfully eclectic Trades Hall.

WHAT ELSE?

-You’ve got a great choice of pubs; The Dog & Duck is much-loved by locals and can be reached within around seven minutes on foot.
- If you want a change of scene from the park, head to Fellowship Square for its delightful fountains and community events organised by the local authority.
- As well as having the sprawling Epping Forest on your doorstep, you’ve also got some incredible outdoor pursuits around the River Lee’s reservoirs, including Lee Valley Athletics, Lee Valley Golf Course and the London Watersport Company.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Cecil Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
