A sublimely chic four double bedroom Victorian terrace with a beautiful rear garden, refurbished to the highest standards and extended over three storeys. This is a home of compelling character, right on the Lloyd Park borders.

Your new home was comprehensively renovated in 2021, starting with the London yellow brick frontage, restored to its original glory. Kerbside appeal was further enhanced by a new, high quality front door and sash windows throughout, while a new central heating system and boiler power classic three column radiators and underfloor heating in the artfully extended kitchen.

IF YOU LIVED HERE...

You'll love the designer detailing lavished on every inch of this incredible abode. Step inside and you have your 135 square foot lounge on the right, with Sacramento green walls up to the vintage cornicing, a bay window dressed in bistro shutters and an arresting vintage fireplace nestled in the chimney breast. It's all laid semi open plan to the 120 square foot second reception room – a versatile spot ready to take on the specific needs of your clan, and home to a wealth of storage space.

Continue through a choice of two entrance points to your breathtaking, expertly-extended kitchen/diner, there;'s underfloor heating in here to keep things extra cosy all year round. The kitchen's brilliantly illuminated by twin skywells and a picture window ushering in light over those Hague blue cabinets and their copper flourishes. There's also a five burner dual range cooker, integrated wine fridge, herringbone tiled backsplash and a strikingly substantial kitchen island, home to a Belfast sink showcasing those lovely copper fixtures. The exposed brick-walled dining area's just as covetable, filled with still more natural light courtesy of the dual aspect and twin skylights in the vaulted ceiling.

It all looks over and leads out to your rear garden – step out here for a timber deck descending past fragrant lavender beds to lush lawn, an al fresco dining area, bamboo screening and inviting night lights. Back inside and up on the first floor sit two beautifully conceived double bedrooms and the family bathroom – a jaw-dropping space decked out in vertical Hague blue tilework, with a dedicated rainfall shower cubicle, standalone tub and vintage fixtures and fittings. Lastly, up on the second storey is your loft conversion, for two more gorgeous double bedrooms, the principal with a picture window, skylight and en suite shower room.

Outside and Walthamstow Central station is a nine minute cycle (much of it through leafy Lloyd Park) or a quick hop on Chingford Road's bus routes. From here it's just twenty minutes direct to Oxford Circus and Liverpool Street via the Victoria line and Overground respectively. If you're driving then the North Circular's three minutes away and the M11 thirteen – ideal for getting to Stansted Airport in forty minutes door-to-door. Your new local is The Dog & Duck, a brick-walled community tavern serving up crispy pizzas and delicious Sunday roasts. It's literally around the corner.

WHAT ELSE?

- Lloyd Park's lush lawns are barely one moment away from your leafy street, and home to landscaped gardens, open green spaces, babbling brooks, and a whole host of sports clubs and classes. Not to mention the farmers' market on a Saturday – ideal for picking up delicious street food or something fresh for dinner.
- The multi million pound facilities of the Waltham Forest Feel Good Centre, featuring swimming pools, a state of the art gym, trampoline park and climbing wall, are seven minutes' walk away.
- Parents will be pleased to find three Ofsted rated 'Outstanding' schools all less than twenty minutes on foot, with twenty more rated 'Good' just as close.

a word from the owner...

"Since buying the house in 2021 we have poured our love into it. We love the toasty underfloor heating on crisp winter mornings and opening the garden doors and windows to bring the outside in come Spring. With a young family we have created plenty of storage and love how much room the kids have to play. Being a stones through away from Lloyd park has been incredible. The Saturday market is always buzzing, the children love the playground and it's a lovely park for dog walking. There is a supportive neighbourhood Whatsapp group and a great school catchment area."

Our Local Guide:
Walthamstow

Cazenove Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
