IF YOU LIVED HERE...

You have over 1270 square feet of living space to explore here. Let’s start with that glorious 250 square foot reception room, bay windowed with ornate ceiling roses, a working fireplace and wood burner ensures cosiness in the colder months, whilst the sumptuous wooden flooring, high ceiling of the period and direct access to the garden keeps the space cool in the summer. Adjoining this, you find the elegantly appointed kitchen and sun-room. You’ll love the super cool industrial style open shelving that perfectly compliments the oak kitchen cabinets. Charcoal grey concrete style flooring, complete with underfloor heating, sweeps through the kitchen and out into the sun room. This multi aspect room is a stylish affair, with lead grey frames adorning the large windows, overlooking the private garden. With an immaculate lawn and a raised patio for al fresco entertaining this is a perfect outdoor oasis.

Back inside, and up to the first floor where you find three of your bedrooms, and an immaculate family bathroom. Painted floorboards and bright, neutral decor throughout this floor enhances the contemporary and homely feel, and your bedroom to the front spans the full width of the house making this an exceptionally bright room. You’ll love the fresh decor in the family bathroom, with white metro style tiling and on-trend blue painted walls sitting alongside a large tub. Up again to the expertly converted loft, your master suite is a sight to behold, with exposed brick detailing one wall and a luxurious en-suite with large walk-in shower. The additional bedroom on this floor offers further versatility, and could be used as a home office, gym or play room to suit your needs.

Out and about, We mentioned your proximity to Winchelsea Road here, which is a very popular local hangout; in fact people travel from outside of the Borough to visit the restaurants and taprooms set in the uber cool old railway arches here. Head to Pretty Decent Beer Co for a delicious range of ales brewed on site, or the infamous Wanstead Kitchen for modern Indian cuisine. For commuting and transport options, you’re in a great spot with many options; Leyton Station on the Central Line is a little over a half mile away, or a short 20 minute walk to Forest Gate station gets you to the Elizabeth Line - the newest line on the London transport network, with frequent trains into the City, West End and even out to Heathrow, London is on your doorstep.

word from the owners...

"We have great neighbours on either side, quiet and friendly, so whilst it’s terraced, you wouldn’t know it. Great nursery choices locally, and some super schools. We won’t be leaving the area, just don’t need so much space in the house as we are downsizing. But if it weren’t for that we would never leave! Even with all the space in the house each room is heavily utilised even though there are only three of us. It has been absolute luxury having an office space, a Peloton training space, as well as a dedicated laundry room. Wanstead flats and the local pubs (Leytonstone Tavern with a TimeOut best roast and burger at the end of the road) and the lovely Holly Tree are within a few minutes walk . There are great bakeries and tap rooms between here and Forest Gate. The property is also an equal walk from the Central Line and Elizabeth Line so regardless of train or tube strikes we are never affected as there is always an option. It’s a brilliant spot and we love it!"

Our Local Guide:
Leytonstone

Cary Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
