IF YOU LIVED HERE...

From the moment you step inside, it’s clear that every part of this property has been designed to maximise space. The pale, neutral decor and clever layout enhance the open feel. The reception room, bathed in light from a large bay window, offers ample space for both living and dining. Crisp white coving accents the ceiling, contrasting beautifully with the warm herringbone parquet flooring. An original fireplace, finished in matte black, anchors the room, blending historic charm with modern elegance.

The parquet flooring continues down the corridor and into the kitchen. On the left, a discreet storage nook doubles as a coat and shoe space. The double bedroom, with soft carpeting and views of the lush garden, is a serene retreat.

The streamlined galley kitchen, painted classic grey with white marble splash backs, offers a timeless elegance and even fits an island cleverly doubling workspace whilst also providing extra storage. The monochrome bathroom wows with its blend of Victorian-style and modern touches—featuring a white suite with matte black fixtures, floral-motif Victorian-style tiles, and plenty of natural light from two large windows.

Step through the kitchen to the garden and you’ll discover a private oasis with a lawn spacious enough for a cozy garden office and outside seating area. It’s perfect for morning coffee, brainstorming, or hosting social gatherings

a word from the owner...

"This has been our first home, and we have enjoyed it immensely. It’s cosy in the winter and wonderfully open and relaxed during the summer. Our upstairs neighbour is fantastic and has a wealth of knowledge about gardening. We’ve always had a great relationship with him, as well as with all the neighbours around us, often exchanging parcels and sharing weather updates. Before purchasing this flat, we rented on the same road, and we can honestly say we’ve grown to love the area. Every day, we take a short walk to Lloyd Park, which is just next door. The William Morris Gallery hosts free exhibitions year-round, and its garden and coffee shop are lovely spots to unwind. On Saturdays, we usually visit the farmers’ market there, and when we have time for longer walks, we head to Walthamstow Town Hall (Fellowship Square), which offers even more green spaces and activities. We’re moving with plans to expand, but we’ll always have fond memories of 35 Carr Road. We’ll particularly miss the spacious kitchen, bathroom, and the cosy garden office at the back."

Our Local Guide:
Walthamstow

Carr Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
