A bright and beautiful one bedroom ground floor Warner apartment with a lengthy west-facing rear garden. You're sat on a leafy street here, mere moments from the lush greenery of Lloyd Park and Forest Road's transport connections.

A ten minute walk south will bring you to Bell Corner's handy confluence of bus routes. Jump on the 123 to be ferried straight to Blackhorse Road station for the Victoria Line (also handy for the Walthamstow Wetlands).

You'll love living in the Lloyd Park Conservation Area, assured that the character and architecture of these peaceful, tree-lined streets will remain unchanged. Inside your red brick abode and your lounge is a generous 145 square feet with twin windows, timber floorboards flowing underfoot and a vintage fireplace serving as a fine focal point. Next door and your bedroom's just as inviting - a solid double with pristine white walls, great wardrobe storage and under-bed drawers as well as a gorgeous garden view.

Continue through and next up is the impeccable kitchen/diner, home to a smart suite of white cabinets, a matching metro tiled backsplash and garden access. Step out here, past an al fresco dining area, and on to a pebble garden flanked by thriving beds, all overseen by mature foliage. Back inside and the apartment's completed by an immaculate bathroom with another enticing view, plus a handy separate WC.

Outside and Lloyd Park is just two minutes' walk (via the Winns Terrace entrance) and is justly one of our borough's most beloved landmarks. Head here for the Saturday food market for a perfect start to your weekend. The landscaped gardens are home to cafes, courts, sports clubs, fitness classes, an outdoor gym and skatepark, as well as the William Morris Gallery. A few steps further will bring you to Bell Corner for a wealth of clean eating stores and cafes, as well The Bell, a fine contender for your new local. From here Hoe Street is bursting with options - whet your whistle at the Olde Rose & Crowne theatre bar or chow down on superlative crispy Italian fare at Sodo Pizza.

- Walthamstow Central Station is an eight minute cycle or seventeen minute stroll for direct, twenty minute runs to Oxford Circus and Liverpool Street.
- You have a secure bike hanger just outside and can be on the 12 kilometre Q2 cycle route in five minutes.
- Follow St Mary Road opposite Walthamstow Central station to land in the leafy environs of Walthamstow Village. From the neon wonderland of God's Own Junkyard, to the fine dining of Eat17, there's always something new to delight here.

a word from the expert...

“I have worked in Walthamstow for over seven years, and I still enjoy the buzz in the area. From the scene in Walthamstow Central which offers Collab, Gokyuzu and Crate E17. Take a short stroll to the famous William Morris gallery which is located on the popular Lloyd Park surrounded by beautiful green scenery. Walthamstow Village has been a popular trend for me over the years with its bubbly night life and quirky pubs. My personal favourite is The Village Pub. There are four train stations in Walthamstow. Walthamstow Central, Wood Street, Blackhorse Road and Walthamstow Queens Road. I have commuted to and from Central London from Walthamstow Train Station which takes less than 20 minutes so I can see why Walthamstow has the nickname awsomestow”. JON VASSALLO MEDIA MANAGER

Our Local Guide:

Carr Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
