A sumptuously appointed, one bedroom, first floor ex Warner apartment with your own section of rear garden, sat on one of Walthamstow's most enviable streets. Our green gem Lloyd Park is on your doorstep and Hoe Street lies a little further.

Sat in the Lloyd Park Conservation Area, this beautiful red brick abode's just a two minute stroll from the park. It's a superb destination for fitness and wellbeing, whether you fancy strolling through the landscaped gardens, picnicking on the lawns or exercising with Yoga Me Happy or Bootcamp.

You'll be reclining in your 205 square foot lounge with a triple set of east-facing windows filling the space with streams of natural light. A beautifully restored exposed brick fireplace and Bauwerk limewash paint (ask Instagram!) add to the vintage atmosphere and there's plenty of space for dining. Continue through and your bedroom's a generous double with pristine white walls and a lush leafy view. Sleekly engineered hardwood flows underfoot into the hallway.

Your kitchen sits strikingly finished in on-trend powder pink hues. Sustainable bamboo cabinets, more Bauwerk paint, a vertical-stacked backsplash, tower radiator and smart thermostat make this a tempting prospect. To the rear - past a sliding door - you have a handy utility space. The storey's completed by your bright bathroom with a rainfall shower over the tub, floating dark pink sink, black flourishes and a segmented WC. Lastly, head down the stairs for your own stretch of west-facing garden home to lush lawn.

Outside and in Lloyd Park itself you'll find exquisite street food on Saturdays (the Himalayan dumplings at Mandala are mouth-watering), as well as the market's other artisanal offerings. Deeney's cafe is an airy space serving up Lady Macbeth toasties filled with vegetarian haggis, vegan cheese and caramelised onion. Head through the park and you'll come to Bell corner and on to Hoe Street. It's your gateway to central Walthamstow and the justly renowned historic streets of Walthamstow Village.

- Walthamstow Central station is a fifteen minute walk or seven minute cycle away. From here you can get directly to Liverpool Street and Oxford Circus in twenty minutes. Myriad routes service the bus station and there's a large secure bike lock up, too.
- Culture vultures will love having Ye Olde Rose & Crown pub, Walthamstow Trades Hall and the soon to open 1000 seater Soho Theatre Walthamstow just an eight minute stroll from your front door.
- Cut through the park to be at the Waltham Forest Feel Good Centre in seven minutes. It's the best place around to swim and gym, with a twenty five metre pool (including three metre diving boards), 170 station gym and other state of the art facilities.

a word from the owner...

"We’ve absolutely loved living in this Warner flat, and we’re just moving a few streets away as we can’t bear to leave this amazing neighbourhood. We’ll be really sad to leave the home we’ve put so much love and attention into renovating. We bought it as a fixer-upper with a dream of making it into a home that’s both cosy and beautiful, so we paid attention to every little detail, even the light switches! We love its custom and hand-made features like our locally-made concrete sink and hand-painted tiles, but most of all we love the homely feeling. Our cat will also be sad to leave, because he loves exploring and playing in all the peaceful gardens that are safely away from the roads. We cannot recommend the neighbourhood enough. The beautiful red brick Warner homes; the great cafes, pubs and shops; and how quickly we can get anywhere thanks to the Victoria Line and Overground. The best part is having Lloyd Park right on the doorstep, with green spaces, playgrounds, cafes, markets and even a museum. And our neighbours are wonderful people who help each other out whenever possible, and made us feel at home immediately. We hope you will enjoy living here as much as we have!"

Our Local Guide:

Carr Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
