This one bedroom apartment is in a prime Walthamstow location on the Warner Estate next to Lloyd Park, close to all the amenities of Hoe Street and the town centre. Located at the end of a terrace and on the ground floor, the property has its own section of the rear garden.

IF YOU LIVED HERE...

The period proportions and light-filled rooms of this apartment would make for a relaxed lifestyle, with a perfect combination of fresh, simple contemporary décor and vintage features. Entering the property through your own internal front door, you come straight into an elegant hallway with tongue and groove walls and a neatly concealed understairs cupboard. The spacious front living room has a large bay window, and a red feature wall adds character.

The kitchen has been thoughtfully designed to maximise the sense of space and the amount of worktop available, with fitted floor cabinets, open shelving, and a breakfast bar. There’s excellent light from a wall of windows and a door provides access to the paved terrace that wraps around the rear of the property. The focal point of the double bedroom is an original cast-iron fireplace. There’s plenty of space for a large double bed as well as bedroom furniture, and there’s also a view of the garden.

The bathroom and connected WC are fully tiled. The bathroom has a bath with a mixer shower, a freestanding washbasin, and a door to the WC. Both rooms have windows that provide great light and ventilation. Pale wood laminate flooring runs throughout the property, apart from the bathroom, unifying the space and reflecting the excellent natural light. The property is double glazed and has gas central heating. The low-maintenance garden is mainly gravelled, with a paved central section making it suitable for year-round use. Adjacent trees provide a pleasant green perimeter.

WHAT ELSE?

- Lloyd Park is just a couple of minutes’ walk from your front door. This popular landscaped green space public open space has grassland, flower gardens, sports courts, a playground and a café as well as the William Morris Gallery and a Saturday food market.

- It’s less than a mile to Walthamstow Central station which is on the overground and Victoria Lines, with 18 minute journeys to the City and 20 minute journeys to the West End.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Carr Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
