A delightful one bedroom ground floor Warner apartment, moments from Lloyd Park. Bright and well proportioned, with shared garden, this home is impeccably finished throughout as well as being enviably sat in a superlative spot.

Waltham Forest is known for its wealth of distinctive Warner properties, originally built as social housing around the turn of the 20th century. Each of these practical, classic red brick buildings contains unique living spaces, and this one is a particularly attractive example.

IF YOU LIVED HERE…

Your reception room is first to welcome you from your hallway. It's 110 square foot, with twin sash windows to the street. White walls complement stripped original floorboards underfoot. Next along is your bedroom, with another sash window looking out towards your garden, while a bespoke wardrobe occupies one corner. Past the generous built in storage in the hall, you'll find your fully fitted kitchen, 100 square feet and bathed in natural light, with large fridge freezer, dishwasher and washing machine.

A door leads out to your shared garden, with neat paving giving way to a long lawn overlooked by mature trees and shrubs. Back inside and through the kitchen, you'll find your beautiful bathroom, with glossy metro tiling in a variety of soft shades. There's a modern white suite with double floating vanity sink, while your new home is completed by the luxurious addition of a wet room, with its own window and glass door.

Barely three minutes on foot takes you into our green gem of Lloyd Park. Six minutes from your new home you'll find Forest Road, with all your amenities and plenty of buses to Epping Forest or Blackhorse Road station. Head down Hoe Street to find Walthamstow Central station, just fifteen minutes on foot with regular fast trains to Kings Cross and Liverpool Street. If you're staying local then wining and dining establishments of Walthamstow Village are just a short walk away.

WHAT ELSE?

- Your new local is The Bell, a grand corner pub with plenty of space inside and out, plus a fantastic menu.
- Get back to basics at the Lloyd Park outdoor gym, or splash out at the Waltham Forest Feel Good Centre, with twenty five metre pool.

a word from the owner...

"I have lived in my flat for nearly 7 years and have loved making it my home. The flat is very peaceful with all neighbours being very quiet and the bedroom has no noise or light at all in the night which is perfect. The flat is lovely and bright in the day time and I love the direct access to the garden - where I have my hammock in summer to relax on! Being right next to Lloyd Park means I am always there for running, dog walking or visiting the Saturday food market. I commute to Central London daily with an easy journey on the Victoria line but on weekends I mainly spend locally, it is only a short walk to Walthamstow Village for food and drinks or the Wetlands for nature."

Our Local Guide:
Walthamstow

Carr Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
