Carr Road Walthamstow , E17 5ER

OIEO £375,000

1 Bedroom

1 Bath

A beautifully designed one-bedroom ground floor apartment in the borough’s iconic and much sought-after Warner style.

Not only does it come with its own private section of the rear garden, but Lloyd Park runs parallel with Carr Road, so you could be enjoying the landscaped grounds of Walthamstow’s oldest green space within seconds of leaving that iconic arched front door.

Need to escape further afield? Walthamstow Central station is around a 13 minute walk, and will get you directly to Oxford Circus or Liverpool Street in around 20 mins via the Victoria line or Overground. The fact that the property has an 180 year lease is the icing on the cake.

IF YOU LIVED HERE...

Swot up on history and enjoy the glory of knowing that your home was the conception of Walthamstow's first mayor, Sir Thomas Courtenay Warner. There’s a reason that these properties are still so popular today, with their instantly recognisable features – and this one comes with plenty… Your front reception room has been beautifully preserved with thoughtful updates such as the column radiator and spotless decor, all bathed in light from the generously-sized windows. The spacious double bedroom has more immaculate decor and plenty of space for storage due to the chimney breast alcove snugs. The dine-in kitchen hits the sweet spot between being characterful but also modern, with its sleek worktops, integrated appliances and smart units. This theme is continued in the pristine bathroom, where you’ll love the metro brick tiles and vintage-style fittings. Outside, you’ll find your own private section of the large rear garden, which is packed with greenery. It’s a peaceful spot, but Lloyd Park is just moments away for more nature and facilities including the two cafes, William Morris Gallery, skatepark, playground, tennis courts and dog enclosure. Just beyond, Hoe Street is thriving, with the youthful energy continuously drawing exciting new businesses and putting the area on the map for day-trippers beyond the borough (we’ve lost track of the times it’s appeared as a ‘must visit’ place in the press). Fancy a bite to eat? Choose between Sodo, Yard Sale Pizza or Shri Lakshmi, as well as many more. And talking of Walthamstow being in the spotlight, just wait until later this year when the 950-seat Soho Theatre Walthamstow is set to open. Within less than a ten walk from your own home, you’ll be able to enjoy truly world class entertainment. We think it’s safe to have high expectations here.

WHAT ELSE?

-You’re spoilt for choice when it comes to local pubs; Ye Olde Rose and Crown and The Dog & Duck are much-loved by the community and can be reached within around ten minutes on foot.
- If you want a change of scene from the park, head to Fellowship Square for its delightful fountains and community events organised by the local authority.
- For essentials and more amenities, head to Walthamstow Central, where you’ll find Europe’s longest market on the High Street, the nine-screen the nine-screen Empire cinema and the chains found in the 17&Central shopping centre.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Carr Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
