An artfully developed two bedroom, twin bathroom family terrace with loft room, mere moments from Manor Park Elizabeth line station and Wanstead Flats. Sleekly appointed to perfection inside and out, this is a thrilling find.

It's hard to overstate the sheer impeccable appeal of this lovingly refurbished property, with smart features throughout, landscaped garden and a large conservatory to the rear.

IF YOU LIVED HERE...

You'll be stretching out in a new home packed with highlights. Step inside and you're immediately in your expansive, 450 square foot open plan reception, pristinely appointed with brushed hardwood underfoot. Your first bathroom sits just off this striking space - a chic, boutique affair with a walk-in rainfall shower cubicle decked out in sparkling mosaics. To the rear, your vast reception is connected to the conservatory via your 120 square foot kitchen.

In here glossy cream cabinets and dark timber worktops run down either flank as oversized letterbox flagstones flow underfoot. Natural light washes in from your beautifully bright conservatory, fully glazed overhead and perfect for appreciating your garden all year round. And quite a garden it is - a brick patio sits below a trellis festooned with a mature grape vine, giving way to an immaculate length of lawn, all ending in a second picture-perfect patio ideal for dining al fresco.

Your new design & decor is just as immaculate upstairs. The principal bedroom spans the entire frontage totaling around 200 square feet, all naturally bright thanks to twin windows dressed in classic timber shutters. Bedroom two's another double, currently in use as a study, while your first floor bathroom features a freestanding tub overlooking the garden, smoky grey floor tiling and onyx fittings. Finally, your skylit loft room could serve as a superb third bedroom, with en suite WC.

WHAT ELSE?

- Manor Park station is just four minutes on foot and will get you straight to Liverpool Street in sixteen via the new Elizabeth Line, putting the City just twenty minutes away door to door. Tottenham Court Road is just five minutes further for the West End, and the Elizabeth line also now runs straight to Heathrow.
- Local schools are excellent and plentiful, with an impressive seven 'Outstanding' primary/secondaries less than a mile away on foot. A further nine deemed 'Good' are just as close.

a word from the owner...

"We only bought this house a couple of years ago and made it into a lovely home by extensive internal and external refurbishment, including a stunning solid Acacia hard wood front door from Cotswood Doors, new high-spec bathroom with free-standing bath on the first floor, smart home features including smart meter, remote smartphone control for boiler programmes and settings, new flat roof for the kitchen and conservatory, landscaped garden with large new garden shed. We love the high ceilings, bright, clean and spacious living area, huge main bedroom, conservatory/orangery which we use as a dining room, our own mature grapevine (happy to share our grape jam recipe!), and lovely landscaped garden stretching out further than any other property we saw when house hunting, perfect for BBQs, entertaining and relaxing in those long summer evenings. Other highlights include the new Elizabeth line just at the end of the road, taking you to Stratford and Westfield within 7 minutes and Bond Street within 24 minutes. Our little dog loves Wanstead flats just around the corner, with expansive greens and ponds – perfect for other dog owners, and long walks where you can hardly believe you’re in London! We will be very sad to say goodbye but a job opportunity in South Devon has given us no choice but to pass this beautiful home with so much more potential in this rapidly regenerating part of London onto another family and move on to different pastures."

Our Local Guide:
Manor Park

Carlyle Road, Manor Park — Stow Brothers

Although it might sound like a Downton Abbey spin-off, in reality Manor Park is a dynamic hotspot for East London creatives, attracted by its independent scene, affordable prices and abundance of green space.

At its heart is the striking Grade II-listed Old Manor Park Library, which was built by philanthropist Andrew Carnegie in 1904 and recently transformed into studio spaces for artists and the local community. This thoughtful old-meets-news fusion is reflective of the area as a whole, with the lively centre giving way to charming property, historic buildings and laid-back parks.

The biggest development of recent years has been the Crossrail, with the Elizabeth line making a stop at Manor Park. But even before that juggernaut arrived in town, transport links have been excellent – Manor Park is only a short walk to three London Underground lines, meaning locals and visitors can nip into Central London in just 30 mins.

Transport links

It’s already only 13 minutes from Manor Park to Liverpool Street on the Overground, but when Crossrail launches it will be possible to travel to the West End in just 20 mins. East Ham on the District line and Hammersmith & City line is the nearest London Underground station.

Open green spaces

Manor Park isn’t just a name, it’s also an actual green space situated within Wanstead Flats at the southernmost tip of Epping Forest. Interesting fact; it’s rumoured to be the inspiration behind the Small Faces’ hit Itchycoo Park - the band’s frontman and guitarist Steve Marriot grew up locally.

Plenty of period property

Manor Park is proud of its streets of Victorian and Edwardian property, some of which overlook the Wanstead Flats. You should find a mix of refurbished and doer-uppers, as well as double bayed and compact terraces, making the area suitable for a range of budgets.
