"This was our first home and we've loved every minute of living in Walthamstow! The living room gets lots of natural daylight and the separate study area has been invaluable when working from home. We moved here from Hackney and it's actually better connected to the city too. It's a 4 minute walk to St James Street overground (connecting to Hackney Downs and Liverpool Street in under 15 min) or a 10 minute walk to Blackhorse Road for the Victoria Line (24 hours at weekends!). We love to visit the amazing parks and green space nearby such as Lloyd Park, St James Park and Epping Forest. We've seen the St James Street area grow over the last few years with the addition of lots of cute independents and CRATE. We'll also miss the delicious pizza from Sodo, coffee from Today Bread, local beer from Wild Card Brewery and of course the Sunday farmers market!"

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
