IF YOU LIVED HERE...

As you come up the soft carpeted stairs, you'll find an elegant, 170 square foot reception room to the front of the landing. In here, blonde timber flooring flows underfoot and a triple set of large windows light up the room. An ornate ebony hearth sits within a dramatic navy blue chimney breast and the surrounding walls are a fresh, crisp white. Next door, your 110 square foot kitchen is all decked out with sage green and white cabinets. There's an impressive gas cooking range with glass extractor hood and a smart integrated dual oven.

Your 145 square foot bedroom sits to the rear of the landing, with bespoke white wardrobes, more of that plush pale grey carpet underfoot and plenty of space for a study corner. Just off the bedroom you have your gorgeous en suite bathroom, home to a large, luxurious, stroll in rainfall shower and a stylish white suite including vessel washbasin. It's all immaculately presented with charcoal grey paintwork, glossy white metro tiling, timber shelving and a striking onyx framed shower screen.

Further along Cann Hall Road, just before you enter Wanstead Flats, you'll find your new local, The Rookwood Village. This beautiful gastropub also has a wonderful outdoor seating area. Next you'll come to the Tamping Grounds coffee shop, a great place for an invigorating freshly brewed coffee before crossing over the road onto Wanstead Heath. This huge, open expanse of meadowlands and lakes stretches all the way over to Ilford, providing plenty of opportunities for long walks and bike rides.

a word from the owner...

"We have loved our time living in this flat. The spacious living room, with its high ceilings and charming Victorian fireplace, makes it feel cosy. The kitchen has been perfect for cooking together, with plenty of room when friends or family visit. One of our favourite features is the abundance of natural light that fills the entire space, creating a warm and inviting atmosphere. The location has also been fantastic. Being just a short walk from the Elizabeth line means we’ve had quick access to the rest of London, while the nearby Wanstead Flats and Park have provided a lovely escape for walks and fresh air. Plus, having the local high street and Stratford so close has made running errands and finding great independent cafes and shops incredibly convenient. The community and neighbours have been wonderful, making this area feel like home. We are sad to be moving on from our first flat and hope it brings others as much joy in Waltham Forest as it has us."

Our Local Guide:
Leytonstone

Cann Hall Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
