2 Bedrooms

A flexibly arranged, artfully appointed two bedroom apartment on the ground floor of an ingeniously developed Victorian terrace. Finished throughout in an arresting blend of vintage and contemporary styles, you also have a secluded garden.

The vast green expanse of Wanstead Fats, once the favoured hunting grounds of Henry VIII, is just a third of a mile on foot. It's easy to forget you're in London here.

You'll be arranging the flexible layout to your own personal perfection. Extended to the rear, your open plan, dual aspect kitchen/reception totals around 200 square feet of sociable space with bay window. Cream cabinetry and large format smoky floor tiling gives way to rich blonde hardwood underfoot and a striking statement wall.

Moving towards the front you have a pair of double bedrooms. The first features more blond hardwood, a glorious exposed brick chimney breast, vintage mantel and garden view. Your master sleeper to the front totals an impressive 125 square feet, with box bay window and is currently in use as another reception. Finally your bathroom; a pristine vision in white.

Outside and you have the flourishing social hub of Winchelsea Road on your doorstep, with a fine, ever-evolving range of wining and dining establishments nestled in and among the railway arches. The Wanstead Tap is a longstanding favourite, with a taproom, beer shop and performance space, while the Wild Goose Bakery is your go-to spot for delicious homemade treats. All within a ten minute stroll from your front door.

- Forest Gate station, now connected to the new speedy Elizabeth Line, is a fifteen minute walk or five minute cycle, for all of Crossrail at your fingertips including fast direct runs to the City and West End.
- Did we mention your garden? It's a secluded, low-maintenance mix of patio and lawn. A lovely little suntrap.
- Current or prospective parents have a choice of four 'Outstanding' primary schools, all less than a mile away on foot.

a word from the owner...

"I've really enjoyed living at Cann Hall Road. It has a genuine feel of community, a plethora of excellent restaurants and cafes nearby, the greenery of Wanstead Flats only a 5 minute walk away, and easy access to Wanstead Park, Epping Forest, and Hackney Marshes. Despite the greenery, it's only a 15 minute walk to Forest Gate station on the Elizabeth line, and is not much further from Leyton and Leytonstone for the Central line. If you have a bike, you can also get to Stratford in under 10 minutes, for shopping and the Jubilee line. It's rare for London to feel both this green and this connected. The flat itself is very peaceful, particularly the rear, where the kitchen and sitting area open out into a quiet south-facing garden, which is a real sun trap and great for barbecues, or just quiet evenings reading. The bedroom is generous with good storage and, while I use the front room as a study, it has in the past been used as a large second bedroom - either way, due to the large kitchen and living area, the flat is not short on living space."

Our Local Guide:

Cann Hall Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
