IF YOU LIVED HERE...

Your 180 square foot, South facing reception room will be an immediate highlight. Rich dark engineered hardwood flows underfoot, while wall to wall windows let the light in, natural illumination maximised by the pristine white walls. Step out onto your balcony for flourishing pots, classic red brickwork and rooftop views, the perfect spot for morning coffee.

Elsewhere your kitchen's artfully attired in smoky grey cabinetry with pewter trim, timber worktops and white letterbox splashbacks. A handy WC completes the first floor while upstairs your principal bedroom also faces South, with integrated floor to ceiling storage and striking green statement walls. Bedroom two's another bright double, while your family bathroom's a pristine, modern affair dressed in floor to ceiling white letterboxes.

Outside and, as noted, Francis Road is just a half mile on foot and well worth a bit of exploration, for popular local favourites like Albert & Francis, Dreamhouse Records and Yardarm Wines. Leyton Midland Road station is just ten minutes away, for the Gospel Oak to Barking Riverside line, plus Blackhorse Road is just a two stop hop for a quick swap to the Victoria line and speedy runs to the West End.

a word from the owner...

"I loved living in St Elizabeth Court, it has been a perfect first flat. I have had a lovely time in this quiet and friendly neighbourhood and I am both sad and excited to let somebody else enjoy it after 10 very happy years living here. The southeast facing bedroom, living room and large balcony make for a lovely bright and sunny space in which to enjoy morning coffee and work. I have enjoyed gardening on the balcony and managed to grow even some vegetables. Campion Road is located in a perfect spot! The residents are spoilt for choice of many eateries or parks/green spaces around, I loved cycling to the nearby Hackney Marshes or Hollow Ponds."

Our Local Guide:
Leyton

Campion Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Campion Road, Leyton ’s
Features + Perks

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
