IF YOU LIVED HERE...

You’d love being part of this friendly community and living in this totally renovated apartment with its fresh white décor and contemporary fixtures and fittings. The property has an efficient layout, with optimised room sizes and no excess circulation space.

Entering through the first floor front door, the central hallway has doors to all four rooms: the living room, bedroom, kitchen, and bathroom. The long living room is straight ahead. Extending to over 15 ft, this has space for as dining zone at one end next to the entrance (and the conveniently adjacent kitchen), and a lounge area at the other with a door to the balcony. This private outdoor space is sheltered by the balcony above and is a pleasant place to sit and relax, with views over the communal gardens to the rear of the block.
The kitchen is a good size and can accommodate a table if required. It’s currently fitted with a selection of wall and floor cabinets, and has a combination of integrated and freestanding appliances. Mosaic-tiled walls and terrazzo pattern worktop add warmth and visual interest, and there are open views across the street from the window above the sink.
Like the living room, the double bedroom is at the rear of the property and over 15 ft long. This provides ample space for a large double bed and bedroom furniture. The bathroom right next door is a stylish space with a monochrome colour scheme. White metro-tiled walls are complemented by a black tiled floor and a contemporary bath (with mixer shower), washbasin, and WC. A large obscured glass window floods the room with light and provides plenty of ventilation.
The apartment in in excellent condition, with simple, stylish décor throughout, including all-white walls and laminated wood floors. The property is double glazed and has gas central heating.

a word from the owner...

"I've really enjoyed living here for the past 7 years. The flat is in a peaceful location away from the hustle and bustle of the main roads and the living room is south facing so it gets lots of light. The location provides easy access to all Leyton and Walthamstow have to offer. Leyton Midland Road is just a few minutes walk away (and only 2 stops to the Victoria Line) and I like to make the most of it, getting coffee and bagels at Perky Blenders, a beer at Gravity Well Brewery and bbq at Burnt Smokehouse. Going the other way, Markhouse Road is a 5 minutes walk away and has Blondies Brewery for great beer and pizza and Pinch La Deli for a coffee and pastries. Just beyond that, Leyton Jubilee Park and Hackney Marshes are great nature spots and Chatsworth Road is only a short bus or cycle ride away."

Our Local Guide:
Leyton

Campion Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Features + Perks

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
