2 Bedroom

1 Bath

Situated in an excellent spot just moments from Wanstead tube, this two-double bedroom home is a great find for anyone keen to bring their own personality to a property and lay down some roots in a fantastically family-friendly neighbourhood. Not only does it already have a first floor bathroom and two reception rooms, there’s also potential for extension since the loft is unconverted.

There’s a private garden at the rear, and there’s plenty of greenery beyond. The food and drink-based amenities found around the village-esque hub of Wanstead are top class too.

You’ll love the feeling of space that this classically period two-storey home provides. You’re set up well with the two reception rooms, which will mean everyone in the household can come together and spread out apart. The rear kitchen is perfectly placed, as is the first floor bathroom. If you’re feeling creative, you’ll have a fun time creating your mood boards and planning your dream home.

Venture towards the village-esque hub of Wanstead and you’ll feel a world away from the city. With everything from horse riding, farmer’s markets, charming pubs and those rolling green spaces on your doorstep, it’s easy to forget that you're only about 17 minutes away from central London on the tube. Talking of which, your nearest station is Wanstead, which is two minutes away.

If you want to stay local, though, La Bakerie will always be a winner on work from home days, but for a treat, book in for the excellent Provender Restaurant or the Cardamom Room. Takeaway? Tiffin Tin is fantastically popular throughout the whole area, as is Luppolo Pizza. Your new local? How about the converted 19th century coaching inn The Cuckfield, which is a 10 minute stroll away.

To the south, you’ll find Wanstead Park, a much loved public space and landmark of historical importance, which hosts regular activities, such as Shakespeare productions in the scenic Temple Garden. Look out for the 250- year old Grotto, which is undergoing restoration to bring it back to its former glory. Meanwhile to the north-east, there’s Roding Valley Park, home to a glorious nature reserve full of wildlife.

- The mix of independents and chains on the vibrant High Street means you’ll never be stuck for any last minute essentials.
- Parents will be pleased to know you have a choice of excellent primary/secondary schools in the area - this is one of the main reason why the area is so popular. Wanstead High School is just around the corner.
- You also have easy access to South Woodford, where you have even more amenities, including Marks & Spencer, Waitrose and an impressive Art Deco Odeon cinema. Leyton and Walthamstow are both close to hand too.

a word from the expert...

"Being a country girl at heart, for me Wanstead is the perfect blend of village/city living. With excellent transport links into the city, I often meet up with friends to explore the wonders of London. But I also enjoy going for long, leafy walks with Hollow Ponds and Wanstead Park on my doorstep. I was first attracted to Wanstead by its charming High Street, lush green spaces and choice of excellent schools. Since moving here, I have discovered some new favourites — for breakfast La Bakerie, lunch at Otto and The Duke for the best roast around. I love to stay active, and here in Wanstead you have lots to choose from. From organised yoga at Christ Church Green, personal training sessions at Target Fit or jogging around the various nature trails of Epping Forest. There is a great sense of community here in Wanstead, with informative Facebook groups, street parties, a monthly farmers’ market and the local jumble trail. I have made many friends locally, there is a genuine community spirit here and I am proud to call Wanstead my home." KYLI CLAYTON E11 BRANCH MANAGER

Our Local Guide:

Camden Road, Wanstead — Stow Brothers

Thanks to its royal connections and grand properties, Wanstead has previously been compared to the likes of Twickenham and Richmond, although East Londoners are quick to point out that it has plenty enough merits of its own.

For a start, despite its villagey feel, it’s proudly nestled within London’s most creative quadrant and only a short hop on the Central line from the bright lights of the City. There’s also an abundance of green space – Wanstead Flats, Epping Forest, Wanstead Park and Chalet Wood, with the seasonal display of bluebells in the latter just calling out for an accompanying picnic from one of the well-stocked local delis or cafes. But that’s not to say that Wanstead’s charming pubs and restaurants aren’t delightful to look at themselves – it’ll be deciding which to go for that’s the problem.
