We are delighted to offer this immaculate two bedroom conversion, located in a leafy and quiet residential location. You're in a great spot here, with St James St and its varied amenities close by, but within walking distance of the gloriously green Wetlands and marshes. This apartment is finished to a high standard, meaning you’re able to move in and feel at home immediately.

IF YOU LIVED HERE...

Located on the top floor of an attractive and imposing period home, this two bedroom conversion is spacious and bright. You will particularly love the exposed floorboards running throughout, perfectly complimenting the walls and bouncing the light around. You have two excellent sized bedrooms, both able to accommodate double beds and furniture. The lounge that sits to the front of the property is beautifully light, with an attractive fireplace and some handy integrated shelving. The kitchen is next to the lounge, and is small but perfectly formed, with smart integrated units. The bathroom is sparkling, with a three piece suite and shower over tub feature. You enjoy the lovely benefit of your section of garden here, perfect for getting to know your neighbours in this friendly community. You will love the well tended lawn and wealth of outdoor space here, a great spot for al fresco dining.

The location here is another thing this apartment has in its favour. You are under half a mile walk to St James St Station to pick up the overground to Liverpool St via Hackney. St James has a thriving community feel and you are very close to the ever popular Crate St James, a creative hub home to a multitude of local food, retail and lifestyle services. Explore Walthamstow Wetlands, a 211 hectare nature reserve and community space that hosts regular talks and activities. It's a short walk or even shorter cycle from your front door.

WHAT ELSE?

-You have one of Walthamstow's most characterful wining and dining establishments right around the corner, Supperclub.tube is based in the basement of the Walthamstow Pumphouse Museum. Here you can enjoy lovingly crafted south American cuisine in the unique environment of a 1967 Victoria line tube carriage.
-Drivers can be on the North Circular within around ten minutes, great for exploring the Borough and beyond.
-We recommend heading to Long and Short Coffee, a micro roaster serving steaming fresh cups of freshly ground coffee. Complement your coffee with some tasty Italian treats from The Italian Bakery, either a freshly baked pizza or a fresh loaf of sourdough.

a word from the owners....

"We have loved living in our beautiful flat and will be sad to leave. Despite its convenient location it is a very tranquil street and the flat has provided a perfect escape from busy London. We've really enjoyed sitting out in the garden and the calming light throughout the property, from morning till dusk. The location can't be beaten either, with easy access to the tube and 2 over ground lines as well as the cycle highway which I often used to get to work. Our other favourite features of the area include the River Lea, walks along the canal or in the local parks and the lovely Walthamstow community."

Our Local Guide:
Walthamstow

Callis Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
