1 Bedroom

1 Bath

A charming, wonderfully presented, two storey, one bedroom purpose built apartment, with amazing rooftop views from the enormous lounge loft. All situated in desirable Poets Corner and with Lloyd Park and Walthamstow Village close to hand.

You'll be through to King's Cross in just twenty five minutes door to door, on the fast Victoria line from nearby Walthamstow Central.

Starting at the top of your apartment, in the glorious converted loft, you'll find 265 square feet of elegant reception space. This open plan lounge and dining area is bathed in natural light from four huge skylights and has convenient extra storage in both sets of eaves. The blonde engineered flooring lightens the room even further and the glossy white bannister leads to the staircase down to your first floor. Down here, your double bedroom has equally generous proportions and is a calming mix of matt charcoal paintwork and soft fawny carpet underfoot.

Nestled next door to your bedroom is a delightful bathroom, with smoky grey floor tiles, a chrome towel rail, classic white suite and corner rainfall shower. There's more blonde timber flooring back out in the hallway, leading you into your sage green painted kitchen. The wooden shelves give a rustic feel, whilst the modern integrated chef's oven and extractor hood add some industrial vibes. Glossy, cream splashbacks and cabinets add a sleek finishing touch.

Outside, you'll find much loved Lloyd Park just five minutes away on foot. Here you can visit the historical William Morris Gallery, walk through lush landscaped gardens, play tennis or simply roll out your picnic blanket and relax. Head in the opposite direction for Walthamstow Village and all the culinary delights it has to offer. Sip on a delicious gin or liqueur at The Gin Palace, a weekend-only bar serving the latest distillery creations from Mother's Ruin. Further along on Orford Road, if you find yourself wanting more of the classic British bites from Eat17, you can buy all the local, seasonal produce from their grocery store and recreate the magic in your own kitchen.

- Your new local will be The Bell, a friendly gastropub serving delicious pizzas and Sunday roasts, situated on the corner of Forest Road and Chingford Road.
- You have a state of the art gym, luxurious spa, swimming pool and many other sports facilities just a half mile away in the Waltham Forest Feel Good Centre.
- For mouth watering, authentic Italian cuisine, craft beers and natural wines, served up in a converted warehouse, you only have to stroll seven minutes from your door to Sodo Pizza.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:

Byron Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
