2 Bedroom

1 Bath

Spread out across the first floor, this charming two-bedroom apartment has classic features throughout, as well as a sole-use front door and private section of the rear garden. The location is an excellent spot between Blackhorse Road, Walthamstow Central and St James Street, meaning you can enjoy the perks (and transport links) of not one, but three fantastic neighbourhoods.

Although the home is surrounded by lively action, Buxton Road is actually a residential street, and there’s plenty of nature nearby as well. The lease is over 900 years, so no worries there.

IF YOU LIVE HERE…

You’ll be instantly won over by the way the home balances tradition with contemporary touches, resulting in both convenience and style.

The reception room is bursting with light thanks to the generous windows across two of the walls, while the natural wood flooring provides a sense of warmth, and the original chimney alcoves have been optimised with well-crafted carpentry. In the kitchen, you’ll love how the rustic-style flooring contrasts with the shaker units cabinets, while in the bathroom you’ll appreciate the contemporary over-tub rainforest shower, spotless metro brick tiles and vintage-style fittings. Meanwhile, your bedrooms are both doubles with more hardwood floors and neutral decor, perfect for adding your own touches.

At the rear you have a private section of the garden, with plenty of mature foliage to give a wonderful sense of seclusion, as well as a convenient shed tucked under the staircase.

Beyond the sole-use front door, you’ll be delighted to find that your new home is nestled in between some excellent green spaces; Lloyd Park, Walthamstow Wetlands and St. James Park – all reachable on foot.

You’ll love having the Blackhorse Road neighbourhood on your doorstep - Conde Nast Traveller recently ranked this area among the UK and Ireland's top destinations to visit this year. Start by exploring the Blackhorse Beer Mile, home to some of East London's most exciting craft beer breweries, bars and street food, including Signature, Exale, Hackney, Wild Card and the epic Big Penny Social (look out for events across all of them). Even closer to home you’ll find True Craft bar and pizzeria, as well as the dynamic box park-style social hub CRATE.

Or head towards the incredible amenities that Hoe Street has to offer, including the long await reopening of the Soho Theatre Walthamstow, and a whole host of award-winning restaurants.

WHAT ELSE?

-It’s a 14 minute stroll to Blackhorse Road station, where the Victoria line will get you straight to Kings Cross in the same amount of time, or hop on the Overground, which zips between Gospel Oak and Barking. Buses are plentiful too. You also have the option of strolling to St James Street (6 mins) or Walthamstow Central (also 14 mins) for the Overground route to London Liverpool Street.
- Just three minutes away, you’ve got an original Banksy, preserved within the Bonners fish and chip shop signage. Grab some delicious takeout and soak up some culture worth bragging about.
-Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court and mini golf, as well as the convenient chains. The new Forest Cinema has opened in that area, perfect for movie nights.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Buxton Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
