A terrific three bedroom, two bathroom Victorian mid terrace, with over 1200 square foot of living space. A short stroll to Blackhorse Road, the classic red brick frontage conceals a modern family home, decorated to a very high standard.

Tucked away off the main artery of Forest Road, you're under ten minutes' walk from Blackhorse Road, meaning you could be at Kings Cross in twenty five minutes door-to-door. If you've got time to spare instead, keep going past the station and you'll soon find yourself in the serene haven of Walthamstow Wetlands.

IF YOU LIVED HERE…

You'll love the refined interior design flourishes at every turn. Your reception is first off your hallway with a bay window, parquet flooring underfoot and 140 square foot of space. Bespoke shelving sits either side of the working fireplace. Past the stairs in the hall, you'll find your glorious kitchen diner, a skylit 310 foot space. An island sits in the centre, with butler sink and space for three to sit at the breakfast bar. Your gorgeous green-fronted kitchen units hug the corner.

Steps through the bifold doors lead down to your west-facing low-maintenance garden, divided between paving and lawn, and fully fenced. Upstairs on the first floor there's two bedrooms and a family bathroom, all accessed from the generous landing. Your first bedroom gives you seventy five square foot of space and a view to the garden. Next to that is your elegant bathroom, with vanity sink, sash window, and geometric tiling underfoot.

Your bedroom to the front has twin windows, a wall of bespoke wardrobes, and a generous 160 square foot of space. Hardwood flooring lies underfoot. Up into the beautifully converted loft, you'll find an even more impressive 290 square foot of soft-carpeted bedroom space. A trio of skylights and a Juliet balcony flood the space with natural light. To the corner there's an en suite, with rainfall shower and perfect pink tiling.

You're superbly placed for all the area has to offer, as well as being under half an hour from Central London. A short walk takes you to the buzzy Blackhorse Lane district, filled with exciting places to eat and drink (or try your hand at rock climbing at Yonder). Fifteen minutes on foot and you're on the high street, with its farmers' market on Sundays. Plus you're half a mile from the lovely Lloyd Park (there's a farmers' market here too, on Saturdays).

- Schools near your new home rated 'Outstanding' by Ofsted include Walthamstow School for Girls, South Grove Primary and Eden Girls' School.
- Your new local could be the grand corner pub The Bell, or any one of the cluster of brewery taprooms off the Blackhorse Beer Mile.

a word from the owners...

"We loved this house even before we started the renovation work. It's always had a welcoming feel to it and we've enjoyed a lot of hosting and entertaining here in what has become the perfect family home. Since completing the extension, the kitchen/diner has definitely become the hub of the house. We have benefitted from indoor/outdoor living and treat the West facing garden like an additional room as it's flooded with light for most of the day and a real sun trap. The road is full of friendly, inclusive neighbours and we stay connected on a street whatsapp group and have enjoyed communal street parties and bbqs. It's a brilliant street and there is minimal trough traffic so nice and quiet whilst remaining close to lot's of amenities - Blackhorse Road station, which has the overground and underground direct in to the heart of Central London is less than a ten minute walk, with Tesco, Jaunty Coffee, and Forest Wines en route. We also have great local nurseries, a number of great schools and surrounded by great playgrounds and open spaces for kids. The wetlands and marshes are on our doorstep for long walks and runs, and then leafy Epping Forest and Highams Park Lake are only a 10 minute car ride away. For fitness the newer developments have marked the arrival of an F45 Studio, More Yoga, and then there is Yonder for climbing (and great coffee!). 'The Beer Mile' is proving ever popular - neighbouring local breweries serving up great beverage and food options - and of course Big Penny Social is a hub for a whole host of activities including mum & baby groups, crafts, footie, music and comedy nights, right through to a vintage and antiques fair."

Our Local Guide:
Walthamstow

Bunyan Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
