IF YOU LIVED HERE

You'll be delighted by your bright entrance, and again upon entering the impressive first reception. This lofty, airy room makes an immediate impact with high ceilings, original coving and gorgeous, original floorboards flowing underfoot. It's hard to overstate the harmony and measured balance of this lovely space. A generous bay window floods everything with light, while dove grey walls give a refined, high-end feel. This elegance and subtle colour palette continues through to your second ravishing reception.

An incredible third reception, artfully arranged and skylit, gives a wealth of options for dining and entertaining in style. On to the first of your two splendid bathrooms, handily situated on the ground floor, here mosaic tiles are the highlight in a calming, almond hue. Your crisp white suite is pristine and a sparkling rainfall shower pairs with a chrome tower radiator for a lux feel. Your contemporary kitchen is similarly breathtaking. Biscotti wall and floor tiles contrast with warm wooden units and a sleek, dark countertop.

Charming French doors beckon you out to the split-level garden, with a patio for summer drinks and a neat lawn. On your first floor, you have three versatile bedrooms. Two are good-sized doubles, while a rear bedroom could be a nursery, bespoke dressing room or peaceful study overlooking that oasis of a garden. A second beautiful bathroom is smartly finished in grey and classic white with a rainfall shower sitting pretty over your tub. Your top floor features two further bedrooms and the amazing bonus of under-eaves storage.

Outside, the epic natural wilderness of Epping Forest starts mere moments away. Perfect for morning jogs and evening ambles, a little adventuring brings you to the calm blue waters of Hollow Ponds, where you can hire row boats and explore the waterways. Or drop by the newly refurbished Sir Alfred Hitchcock Hotel, reimagined by the team behind London's The Ivy with its Rear View Window Restaurant. Leytonstone High Road is fifteen minutes walk, for its thriving independent shops and welcoming cafes.

a word from the owners....

'This home was built in the 1890s and we have been very fortunate to live here for over 40 years! Our children have grown up now and have moved on and we feel that it is time for another family to experience living in this home and in this area. We have enjoyed living in this location and enjoyed many days in Epping Forest with the family which is a short walk away. There is also a wide range of shops and restaurants in Leytonstone and there is a nice community feel to the area. Our garden has always had various plants and has included roses of various colours. There is also a grape tree at the end of the garden. We have grown vegetables over the years which have been used in our own kitchen. Its been a pleasure to live in this wonderful home for all these years and we will miss being here so much. However, life goes on and we will take our memories with us and hope that another family can have the same happiness and pleasure that this home has brought to us."

Our Local Guide:
Leytonstone

Bulwer Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
