Next door to the station you'll find CRATE St James, a social hub and entrepreneurial hotbed packed with everything from yoga studios to barbershops, indie cafes to burger bars. You're sure to find your new favourite place here.

IF YOU LIVED HERE...

You'll have a shade under 800 square feet of bright and smartly appointed living space to stretch out in. Step inside and there's smoky grey timber floorboards underfoot in your hallway, with clear sightlines all the way through to your private rear garden. Your kitchen/diner's on the left, with a glossy suite of white cabinets wrapped in timber worktops and a dining area sat under pendulum lighting. A handy spare WC and understairs storage sits off the hallway.

To the rear is your 175 square foot reception room, with a striking powder grey statement wall at one end, matching the floors, and flawless white walls elsewhere making the most of all the natural light flowing in from the patio doors. Step out here for your private rear garden, over thirty feet of pristine patio and lawn surrounded by timber fencing. Upstairs both bedrooms are solid doubles, each with plenty of handy fitted storage. Finally your bathroom's a modern designer affair, with smoky sandstone tiling running from tub to ceiling.

Outside, Walthamstow High Street is just ten minutes away on foot and home to the longest street market in Europe. If you can't buy it here you probably don't really need it. There's also a wide range of cafes, shops and other amenities, and with a little exploration you can be at our main thoroughfare of Hoe Street for some great gastropubs including the much-loved Ye Olde Rose & Crown, where you'll find a great programme of live events to go with the fine wines and real ales. Twenty five minutes on foot gets you to our sought after enclave of Walthamstow Village, perfect for evenings and weekends.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Brunel Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
