A grandly spacious and elegantly appointed three bedroom family home, with vast swathes of sociable space, large rear garden and a wealth of further potential. Outside, Nightingale Lane and Wanstead High Street are just a short stroll away.

The tranquil blue waters of Eagle Pond are just a half mile on foot, with the vast green wilderness of Epping Forest immediately beyond. Endlessly explorable, you can ramble for over a mile before catching sight of a road.

IF YOU LIVED HERE

You'll be immediately impressed with the double width entranceway, step in from the storm porch and a warm welcome is laid out before you, with rich dark blonde hardwood underfoot, timber staircase to the right and clear sight-lines to the garden straight through your kitchen. Smartly decked out with soft grey cabinets and marbled worktops, you also have an enticing mosaic backsplash.

To the left is the substantial 250 square foot through lounge, your glorious hosting venue with a pastel mint green finish and an ornate timber mantel set into the chimney breast to the front, giving way to pale cream walls in the dining area. More of that blonde engineered hardwood runs underfoot and the whole space is dual aspect for plenty of natural light.

Double French doors lead out into your garden, opening with a raised decking area beneath a raised pergola before descending to a luxurious length of lawn, overseen by mature greenery. Back inside, and upstairs past some lovely stained glass, your first two bedrooms are substantial doubles of around 120 square feet apiece, while the generous single to the fore is ideal for a child. Finally your family bathroom, timelessly finished in white and dove grey.

Outside and you're less than ten minutes on foot from Wanstead High Street, the bustling heart of our ever-popular East London village. From the superb transport links of Snaresbrook and Wanstead (both zone four central line stations which will whisk you directly to the City in a quarter of an hour) to the fine choice of independent cafes and gastropubs (our picks are The Larder for coffee and cakes and The Bull for sumptuous Sunday Roasts) it's easy to see why this has become the go to spot for City workers and families alike.

WHAT ELSE?

- Current or prospective parents will be pleased to know you have thirteen schools rated 'Good' or 'Outstanding' by Ofsted less than a mile away on foot.
- With the loft space so far untapped, you could follow your neighbours' lead and add your own new storey with a Dormer extension (subject to the usual permissions). Furthermore, thanks to your driveway you could also convert the 1560 square foot garage and still have plenty of private parking (drivers can be on the North Circular in five minutes)
- Nightingale Lane, just five minutes away, is home to its own array of much loved community gastropubs, including the award winning Nightingale On The Green.

a word from the owners...

"We've loved this house. We'd love to stay but covid has changed our living circumstances. It's a brilliant location to raise a young family, easy access to the High Streets, to London City, and to Forest walks to feed ducks, or escape for a while. A home to make your own."

Our Local Guide:
South Woodford

Broxbourne Avenue, South Woodford — Stow Brothers

Beautiful property, great amenities, green space, a wonderful sense of community and excellent transport links, honestly, what’s not to love about South Woodford?

No wonder it’s become such a popular area for families looking to make their money go a little further. For a start, there’s a Marks and Spencer and Waitrose on the vibrant high street, as well as independent stores and eateries. It has incredibly easy access to the City and West End (18 mins to Liverpool St or 27 mins Oxford Circus on the Central line), and with Epping Forest a stone’s throw in the other direction, residents really do feel like they’ve got the best of both worlds.

No wonder it’s such a happy community. Luckily they’re a friendly, inclusive bunch too, pleased to welcome both new residents and visitors alike.
