Next, there’s a large dining room which leads to a charming open plan style kitchen - ideal for entertaining. To the rear of the property is a lovely, bright breakfast room opening out to the spacious garden, which is smartly decked and bursting with foliage. Upstairs, both double bedrooms are evenly balanced in size and smartly decorated. One has an en-suite, but there’s a shower room on the ground floor too, so there will be no queuing in the morning.

As for beyond, we think you’ll agree that ‘Poets Corner’ is one of loveliest sounding neighbourhoods in London. Part of a small group of neighbouring streets in Walthamstow named after poets, Browns Road is just as tranquil as you’d imagine. However, despite being on a peaceful street, you only have to walk a few minutes to enjoy Hoe Street’s thriving food and drink scene. Choose between the award-winning Yard Sale Pizza, Sodo and Shri Lakshmi if you fancy dining out or ordering takeaway to have in your fantastic home.

If exercise is on the agenda as well as food, you’ll be pleased to hear that there are some excellent facilities, including yoga studio East of Eden and modern leisure centre the Feel Good Centre. Don’t forget that you’re just a short hop and a skip from Lloyd Park, where you’ll find a skate park, playground, tennis courts, bowls club, dog park, cafes and the William Morris Gallery (which is, of course, the former home of the founder the Arts and Crafts Movement). And if you need to travel beyond E17, it couldn’t be easier; Walthamstow Central station is a short walk and allows quick and direct access to both Oxford Circus and Liverpool Street via the Victoria line and Overground respectively.

- There’s a buzz in the air about Soho Theatre Walthamstow, a 1000 seat performance space that will be home to world-class entertainment when it opens in spring 2025 - it’s practically on your doorstep.
- While you wait for the Soho Theatre Walthamstow to open, you can still enjoy some excellent entertainment at the wonderfully eclectic Trades Hall, a favoured spot for renowned comedians to perform warm-up sets. Ye Olde Rose & Crown also puts on some excellent shows, including annual pantos. Both venues are a few mins on foot.
- Walthamstow Village is just a short stroll away, where you’ve got some great pubs, including The Queens Arms and Nags Head, as well as the award-winning Eat 17 (London’s ‘poshest Spar’ according to the Evening Standard). The village square is a fantastic place to sit and people watch while enjoy the gentle hustle and bustle.
