IF YOU LIVED HERE...

Your immaculate reception room makes a great first impression, with beautiful parquet flooring, bespoke alcove shelving and cabinets, and a bright, bistro shuttered bay window. Blonde herringbone timber continues underfoot in your adjoining dining room and leads through to your stylish kitchen. A pristine blend of crisp white floor tiles, paintwork, cabinets and chunky wooden shelves and countertops. Your sleek integrated oven is topped with a gas hob and concealed extractor hood and, from here, you have direct access to your rear garden.

Stepping out onto a sizeable raised decking area, you'll find a solid timber side gate that leads to the front of your home. Two steps down and across a generous stretch of lawn, you'll arrive at your independent garden studio ready and waiting for all your creative or homeworking needs. Back inside and up on the first floor, you have two handsome double bedrooms, both tastefully decorated in gentle neutral tones. The front bedroom comes with 125 square feet of floorspace, sage green wall panelling and more bistro shutters, while the second sleeper overlooks the garden.

A luxurious family bathroom sits next door, impeccably decked out in glossy white tiles and pale terracotta paintwork, and featuring a stylish vessel sink, modern white suite, brass fixtures and fittings and an integrated rainfall shower over the tub. Upstairs in the 205 square foot loft bedroom, two large skylights fill the space with natural light, there's some handy extra storage space in the eaves and luminous double doors open onto a Juliet balcony. Accent lighting allows you to set the mood in the evening and a quadruple set of custom made wardrobes provide plenty of space for personal belongings.

Your new local will be Ye Olde Rose and Crown, a vibrant theatre pub with a traditional bar on the ground floor and an intimate performance venue upstairs. Well worth a visit and only two minutes on foot from your new front door. Not much further away, ten minutes at most, you'll find yourself on Orford Road in the heart of Walthamstow Village. A great place to wine, dine and soak up the unique friendly vibes of some of our favourite social hotspots. If open green spaces take your fancy, then you also have the beautifully landscaped gardens of Lloyd Park within a seven minute walk. It's the perfect spot for family picnics or lunchtime strolls.

a word from the owner...

"We have loved living in this house and area. We moved in as a two and are leaving as a three. We made a lot of local friends through parent and baby groups as it’s a very social community. We have had so many nice weekends wandering to Walthamstow Village or to Lloyd Park, whilst enjoying the convenience of local coffee shops nearer Walthamstow Central. We have probably eaten more pizzas from Sodo and Yard Sale than we should have! We have been spoilt with the location for everything we enjoy: coffees, dinner and drinks, with more wholesome activities like cycling out to Epping Forest. The house itself has really felt like home to us with its traditional layout with the modern addition of double glazing and a loft conversion, which has meant two of us can comfortably work from home in our own space. The street has a friendly community and it’s been easy to meet our neighbours and help out with keeping parcels safe."

Our Local Guide:
Walthamstow

Browns Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
