A smartly finished, one bedroom apartment on the first floor of a modest, contemporary development arranged around communal gardens. It's all just a short stroll from our green gem of Lloyd Park and vast open nature of Walthamstow Wetlands.

The largest nature reserve in London, the Green Flag award winning Walthamstow Wetlands comes in at more than 500 acres of wild blue and green space, packed with things to see and do. All less than twenty minutes on foot or five by bike.

IF YOU LIVED HERE...

Your 300 square foot kitchen/reception will be the generous heart of your new home. Smart engineered hardwood runs underfoot, and walls are pristine white with a single striking green statement paintjob taking centre stage. Your kitchen's kitted out with sleek timber cabinets top and bottom and chunky white worktops in between. Track lighting runs overhead.

Your bedroom's next door, a solid double of 100 square feet with an eye catching splash of sky blue and substantial integrated wardrobe. Your bathroom's a particularly impressive affair, with oversized letterbox tiling running from floor to sink and tub to ceiling. Matching floor tiles lie underfoot, there's a heated towel rail, and shower over the tub. Outside, the communal gardens are a great spot to meet the neighbours.

Your new development sits just round the corner from our main thoroughfare of Billet Road, so all your day to day amenities are nice and handy. You also have a wide choice of bus routes stopping just moments away and ready to ferry you to the Marshes, Tottenham Hale and beyond. Closer to home Lloyd Park, our landmark mix of landscaped gardens and open green spaces, is just a ten minute walk. Ideal for morning jogs and evening strolls, here you'll find cafes, courts, an outdoor gym and a fine choice of sports clubs and classes. Hitting fitness goals has never been easier.

WHAT ELSE?

- Blackhorse Road station is twelve minutes by bus (or nine by bike) for regular, direct fifteen minute runs to Kings Cross via the Victoria line.
- You've got a couple of pleasantly substantial storage units in the hallway, a welcome addition to any London apartment.
- Craft Beer lovers will adore having the Blackhorse Beer mile, a collection of independent breweries, taprooms and beer gardens, just a fifteen minute stroll away. Explore a fantastic range of brews and venues alike.

a word from the owner...

"Hello! This flat has been to my little haven in Walthamstow! I've lived here for four years now. One of the things that have made this place so special is the incredible community that surrounds it. I have been fortunate to make some close friends. For those who love staying active, you'll find the location to be a dream come true. Close proximity to Tottenham Marshes and Lloyd Park provides wonderful running routes where nature embraces you with its beauty. And on weekends, there's nothing better than indulging in a refreshing swim at the nearby Feel Good Centre, followed by a delightful coffee at Wynwoods – a tradition I'll surely miss. I sincerely hope that whoever becomes the next owner of this beautiful flat will experience the same joy and happiness that it has brought me."

Our Local Guide:
Walthamstow

Broughton Place, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
