Situated on the second floor of a modern block, this contemporary one-bedroom apartment is full of natural light and within easy reach of the fantastic amenities of the Walthamstow, including Lloyd Park, which is just ten minutes south.

It’s smart and stylish on the inside, with immaculate decor, high spec appliances, contemporary fittings and ample storage, while on the outside you’ve got a private balcony and communal gardens.

Need to head into the centre of London? Hop on a bus to either Blackhorse Road or Walthamstow Central station for direct twenty minute journeys to the West End and City.

Your kitchen/living room comes in at an impressive 274 square feet, so you’ve got plenty of space to stretch out, whether you’re working from home or socialising with friends. The kitchen area features stylish cabinets, integrated appliances and sleek counters, one of which can double up as a breakfast, handily dividing up the living space.

The bedroom is just as immaculately decorated, with soft carpeting and custom storage (which you’ll also find in the hallway), while the bathroom is well designed, with contemporary tiles, smart fittings and an over-tub shower.

You’ve got your own balcony, which will be fantastic throughout the year, but especially in the summer. For a chance to get to know your neighbours, why not head to the communal garden? Even if you’re not feeling sociable, there’s plenty of space to enjoy the surroundings.

If you want more fresh air, you’re only a a short hop from Cheney Row Park, Walthamstow Marshes and Lloyd Park. Cut through the latter to reach some great cafes, including vegetarian cafe Buhler, store-cum-cafe-cum-gallery Wynwood Art District and coffee shop Yellow Warbler Walthamstow, but you’ve also got some institutions closer to home, such as Barney's Pie&Mash and O'Cha Thai.

For more amenities, hop on the bus to Walthamstow Central, where you’ll find Europe’s longest market on the High Street, the nine-screen Empire cinema and the chains found in the 17&Central shopping centre.

- Looking for a new local? Try The Dog & Duck, which has an atmospheric beer garden a great line in sourdough pizzas, or head in the other direction for Tavern on the Hill, a grand old pub given fresh life and the freshest craft beer by the folks from Wild Card Brewery. They’re both about 12 mins on foot.
- Head north-west and you’ll find some great outdoor pursuits around the River Lee’s reservoirs, including Lee Valley Athletics, Lee Valley Golf Course and the London Watersport Company.
- You’ll never be stuck for essentials with the conveniences of Billet Road so nearby.

a word from the owner......

"I have lived in this flat for the last 7 years and it has been the perfect first home. It's within a 10 minute walk South to Lloyd's Park, and a 10 minute walk West to the canal paths, which lead to the Wetlands. We have particularly enjoyed the many breweries that have opened along Blackhorse Road. The flat itself feels very safe and quiet with a strong sense of community whilst being right next to the main bus route, straight to Blackhorse Road Station and the Victoria Line to Central London."

Our Local Guide:

Broughton Place, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
