A beautifully bright three bedroom apartment arranged across the top two floors of a Victorian conversion moments from Lloyd Park. With generous living spaces, thoughtful features, and designer touches, it's a delightful home in a superlative spot.

Five minutes from your new home and you're strolling through Lloyd Park, on your way to check out the latest exhibition at the William Morris Gallery, strengthen your backhand on the tennis court or just wander for a while. The much loved local park has so much to offer, from big summer events to secret picnic spots, and it's all right here on your doorstep.

IF YOU LIVED HERE…

Walk up to the first floor and find your first bedroom to the rear. It's 130 square foot, with bespoke wardrobes and attractive engineered hardwood underfoot. Dual aspect windows give you double the natural light. Next door is your bathroom, fully tiled in soft grey with modern white suite, vanity sink, and shower over the tub. Bedroom two is along the hallway, with seventy five square foot of space making it ideal for a child's room or home office.

To the front you'll find your 260 square foot kitchen/reception, with box bay window letting the light flood in. Parquet flooring lies underfoot, and your kitchen has an abundance of smart petrol blue units. A ceramic sink sits in hardwood worktops. Up in the converted loft is your third bedroom, a double skylit space of 185 square foot. Along with handy eaves storage, theres's a WC with sink tucked away to the side, and white metro tiling.

The North Circular is barely a minute's drive away. The Underground and Overground at Walthamstow Central are a little over twenty minutes' walk, or under ten minutes' cycle, putting Kings Cross and Liverpool Street within easy reach. For weekend exploring, the ancient woodlands of Epping Forest are a mere mile from you, and you can enjoy spectacular views of the city from the perfectly circular open space of The Doughnut.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Brookscroft Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
